To move near a meat processing plant?

Looking at moving house, found an absolutely great looking one. However it is about 200m from a meat processing plant. WIBU to buy this? People who live near them - is there an issue with smell/noise?

I haven't actually been yet, as it is a plane ride away. ie it is in Ireland, and I am in England.

It depends on what sort of set up it is and the local geography.

Some places are fine, others not. The house I was brought up in was a mile from a huge chicken processing plant, I think they had a licence to melt down horses too, and the smell was horrendous at times. It didn't help that the wind came from that direction 80% of the time.

The smell wasn't constant, but would come on suddenly depending on what was being processed that day and the weather conditions.

Unfortunately yes you most likely will find issues with noise and smell.
The constant lorries rumbling in & out will also be an issue.

Do you know if they just process, or also slaughter, as that will make a difference.

If your sense of smell works then avoid it.
When they stink they fucking stink I live five miles and two hills away from one and when the weather is right it's bordering on unbearable.

Yeah it's not just the smell. Depending on the size of it and whether it operates night shifts and where its access road is you could have heavy loads plus staff vehicles back and forth at all hours.

OP....You really need to come over ...I am in Ireland.... And check it out yourself, as agents etc tend to downplay these things here - trust me on that after two decades llving here.

I would think it was a little too near? And how much traffic and which approach roads the traffic used.. You need full local knowledge. Can you access a detailed map online?

In the village where my kids go to school there is an abbatoir and it stinks. In heavy rains, animal guts came up out of the drains, pretty grim tbh. I would give it a wide berth personally.

It would be a no from me.

Setting aside the noise from the actual operations, you then have the noise of lorries delivering/picking up, and increased traffic at shift change times. That could, depending on the factory, be 24 hours a day.

You then have the smell - think about not being able to line dry your laundry, not being able to sit in your garden, maybe not even being able to open your windows?

You need to go and smell it for yourself. You also might find vegans and vegetarians won't buy it off you if you come to sell.

Oh gosh, don't do it if you can possibly avoid it. The smell can be unbearable, you might not be able to line dry, and you'd need to keep your windows closed to avoid your soft furnishings picking up the smell.

We were due to buy a house about the same distance from an abattoir (which is what I assume you mean?) earlier this year but it fell through. I have to take DD to her dance class every week which is on the same site and I was only saying to DH last night that yesterday and last week the smell was awful and I am so glad we didn't move there.

I remember the seller saying it was only every so often that they could smell it but honestly, I wouldn't do it at all.

We live three miles from a chicken farm and that is bad enough if the wind is blowing in the right direction. I don't think they even process there. I would avoid avoid avoid.

Don't forget that even if you decide it's bearable now, at any time it could expand our start working longer hours, or start processing different types of meat, and could suddenly become much worse.

There is one near my uncle and it doesn't smell at all, but it depends what kind (eg. on site slaughter, rendering down) and how modern it is etc. The one near my uncle is purely a processing plant, it processes meat for supermarkets and ready meals, but they do not have an abattoir on site, everything comes in in refrigerated trucks and leaves in refrigerated trucks, there is no smell or noise, if you did not pay much attention it is no different to any other warehouse or factory operation.

This could well be the reason it is the price it is.

Smell, noise, traffic.

What is it like during the hot summer months.

I would be visiting at all times of the day and I would knock on doors but my gut would be No.
