I need your advice to decide please.
Two independent surveyors value the house with 40k difference , one surveyor said it is overpriced and no comparables to support it. Valuation matches the same style property that SSTC on rightmove in April this year. I tried to appeal the decision but i could not find any comparables and seller refused to help. It is private sale no estate agent is involved but new surveyor said it is worth asking price on the basis of market value and comparables.
what would you do if you are in that situation?
AIBU to offer in the middle of valuations?

Yes i made several offers . First offer was 35k under asking price but they were all rejected and it was before any valuations. I had to offer asking price.

i was thinking of same . I am just worried if seller find out about second valuation which came back at asking price and might not allow third surveyor to enter the house ?

If they won't accept an offer and under and won't allow a 3rd survey, I would suggest pulling out completely.

So you offered the asking price, and now one of your two surveyors agrees this is what it's worth.

All house sales are negotiations of course, but unless the survey turned up any issues that would affect your offer, I think trying to reduce the offer now is unlikely to be accepted.

House is only worth what you want to pay for it and what seller wants to sell it for. If seller won't sell for a price you happy to pay for it walk away. Not sure I'd waste money on a third survey. What's the house worth to you. Are there others in the same area. How much did they sell for x

I wouldnt waste money on a 3rd surveyor.

Vendor will either acept or reject your offer,
if a property is on for £500K and you think its worth £400k, thats what you offer, its entirely upto the vendor as to wether they accept, n ammount of surveyors reoports are going to change things-all they do is justify your offer

Are you needing a mortgage? As all surveys are pretty moot as they’ll go off the figure their own surveyor puts on it. So unless you’ve got the ‘difference’ to add to whatever loan then it may be a waste of time anyway.

If the seller doesn't want to reduce the price or renegotiate you are wasting everyone's time and annoying the seller. They may reject the offer to sell to you and ask for house to be re marketed. I would if you kept messing around

I don't understand circumstances that led to you doing a private sale without estate agent. So perhaps that makes a difference. But it is a sellers market and it is hot (selling quickly) at the moment with prices rising.

Similar Houses have gone up £50-70k from those being marketed 7 months ago in our area. So £40k difference may reflect one surveyor taking that into account and one not.

If I wanted the house I’d go with the price I’d offered and one if the surveyors agreed with.

The seller has made it clear that the price they want for the house is the asking price.
You have offered that and have a survey supporting this price.
The seller is not going to accept another offer so there is no point offering a lower price.
You have to make a decision if you want to go ahead with the purchase or not.

It does read like OP is a FTB?
The sellers rejected OPs previous lower offer and accepted one near the asking price. The second surveyor valued it at price she is buying for. On what grounds is OP thinking she can renegotiate in good faith? It sounds like bad faith to me.

If OP keeps this up or tries to reduce offer again, without a major structural issue having been found- which clearly there isn't as second surveyor thinks it's worth the money how house is now- then she risks alienating the sellers and their refusing to continue sale to her. Does OP want the house or not? Their house price they accepted most likely reflects what they need to purchase next house.

If I were the seller and a buyer messed around like this offering too low, raising their offer so I accepted them trying to lower offer again, I'd reject them as sellers and insist on finding a new buyer.
