Permitted Development & Remortgaging

Hi everyone,

Asking for your advice as we are a little bit stuck!

Long story short, we bought a renovation property earlier this year and put in planning permission to renovate (new drainage, internal alterations, small extension) and we've just heard (11 weeks after applying) that the council will not approve/decline our application until we complete an ecological survey & then possibly further surveys. After speaking to some ecologists about this, they've informed me we simply won't get all the surveys done this year due to the end of the survey season approaching and them already being extremely busy... argghhh.

We've decided to go ahead with the essential parts of the reno under permitted development (new drainage & septic tank, internal alterations, new central heating, in fill of our porch area) and have been advised these fall under PD rights, but won't have time to apply for a certificate of lawful development before we start the work... we are planning to fix our mortgage/remortgage when we have completed this stage of work.

My question is, therefore, do mortgage companies always ask for an LDC for remortgaging purposes & will this cause an issue?

When you remortgage you will need the correct paperwork if you are intending on increasing your loan amount.

The lender will send someone to do a basic valuation, and the works will likely be picked up on.

You also may invalidate your house insurance (a legal requirement of your mortgage) by carrying out non certified work.

Thanks - what does everyone else do when they complete permitted development without an LDC then?

You don't have to get an LDC, although it's helpful.

Have the council confirmed in writing now that those works are PD? That's useful. Plus make sure you get all your building control certificates- that's the important one to show the lender.

Thanks... no they haven't but they have sent an email saying we are fine to carry on with the works that are permitted development whilst we wait for the planning to come through. They sent a link to the PD guidelines and all of the alterations we want to make are clearly listed with the exception of the 'in fill' which is the one I am not sure about...

We will of course get building control completion certificates etc
