Vendor wont let me back into property until exchange of contracts, need some advice

Hello,

I'm in the process of buying my first property with my boyfriend and need some advice on whether we should proceed or just general thoughts.

The vendor is refusing any visits until exchange of contracts because I wanted an electrician to price up some jobs for me and to make sure the house doesn't need a rewire as the electrics appear to be fairly dated.

We have had our survey but all they come back to say the electrics appear to me in working condition but will require an rcd.

I feel as long as I know about the electrics and if it is going to cost me some money then I'm totally fine with that. But im worried it may need a full rewire and cost me thousands in which I would want to negotiate that with the vendor.

Theres been a few hiccups along the way as there are no building regs on the garage and extension. The main bedroom has a dip in the floor but the ceiling downstairs doesnt appear to bow.

The vendor has agreed to get an electrical test certifcate but I fear his builder son may do this and we know he cuts corners as he built the extension with no regulations.

Would you proceed with the sale based on this information?

Sorry its long but im in two minds and just need some advice.

I agree with every word LakieLady says and I'm glad you're thinking you'll pull out of the sale. I would too, as there's always more problems with houses than there appears to be, especially when the vendor is dodgy and clearly doesn't get works done properly by professionals.

We love our house but the list of things that need to be sorted - and I mean major things, not trivial tasks - is extensive and horrifying. As an example, the conservatory/garden room has been built badly and really needs pulling down and rebuilding properly - it doesn't meet building regs either, the patio doors are slipping and are no longer vertical... and that, as a PP has said, is just the tip of the iceberg.

Run, OP, run. You will find another house that suits you much better, you honestly will. There's always another, better one out there.

Ignoring central London parking issues, I'd suggest for a straight swap, test & cert anything over £700 for up to a reasonable sized house is taking the piss.
We don't operate in the domestic market but a 1 man band, @ £700 for a decent compliant unit is making around £500 for his Labour and fixed costs for what is usually an easy day's work.
Of course issues around the current install can mean more work but the rates around the country in general would suggest around £550 as a reasonable average.

Does he keep firearms to scare off anyone who tries to challenge him when they realise they've been ripped off?

Or maybe he just keeps a BB gun in his cupboard for rabbiting. Bit of a leap to suggest they're held for a nefarious purpose.
