Any landlords? Paint off walls.

I'm moving out of my rented accommodation in a few weeks. When I put up pictures I used sticky back picture stickers and when I've peeled them away I've peeled some of the paint off. The landlords only did a paint job a year back. Will this affect my deposit? Thanks!

Yes, they may charge you for re-painting.. You can take a chip of the wall paint (that came off with the sticky pad) down to a paint wholesaler or mixer (B&Q or the such like) and ask them to colour match and then buy a pot of the mixed paint to touch up with?

This is exactly what your deposit is designed to covers of course it will be affected unless your landlord is phenomenally generous.

Yes. Of course. You'll be lucky if you're only try to charge for damage you've actually done knowing a lot of the landlords I know.

Yes, it should affect your deposit because it will cost money to repair the damage you’ve left. You could offer to fix it yourself.

It isn’t general wear and tear though is it. It’s damage to the walls through using sticky pads that pulled the paint off.

Wear and tear is something that happens over normal usage, not putting adhesives on the wall 🙄

It is damage. Deductions are assessed by the life remaining in the damaged items and the amount of it damaged. If the landlord has proof that the walls were painted a year ago , it will be assumed that there are around four years of life left in the decoration . This will then be divided by the percentage area damaged.

£50 at most. I'm a landlord. I'd just be grateful you hadn't damaged the carpet.

It’s depends how thoroughly the agent/landlord checks the place but if they do notice then yes expect it to come out of the deposit.

You’d have been better off asking if you can put picture hooks into the wall. I’ve never had a landlord say no so long as they’re proper picture hooks and not a random nail and it’s never impacted our deposit.

Honestly, I’ve had a serious of crappy landlords who couldn’t be bothered with repairs & occasionally left our houses in an illegal state. We only put up with it because we couldn’t afford to buy. But I would expect to have the deposit docked for this. It’s relatively new paintwork that was damaged by something you attached to it.

If it was repainted several.years ago I wouldn't. But as it's new I would expect a deduction. Most contracts state wall fixings so check your contract

After a year I'd treat that as damage, although if it were minor I would just touch it up not charge you for a full repaint. Wear and tear is more things like scuff marks near doorways, although if a room hadnt been painted for a few years I'd just shrug and repaint it.

I agree with others. After one year of being painted I'd expect money to be deducted for that damage if you can't make it right.

Fair wear and tear starts being reasonable after 3 or 4 years of no additional input from the landlord.

Thanks all for your replies. I will look at getting the same paint and repainting. There's only two small gaps so shouldn't be too much of a bother.

We asked permission to put a picture up in our last flat, got it, and they asked us to use command hooks. They brought paint off the wall and the landlord didn't charge us as we had used their preferred hook. However when we moved out it had been 3 years since the place was painted so very likely to be wear and tear.
