We moved from Zone 2 London to Zone 3 this month and decided to rent for a year to get a feel for the area and decide what/where to buy. "We" are husband, Year 4 DD (who has complex needs), Year 3 DD and Y1 DS.

The place we rented was pretty much literally the first place we saw, and I was honestly expecting it to be fine but not more. But everyone - including me - absolutely loves it. Small but really nice garden (south facing), great sound-proofing, 5 minute walk to school. DD2 and DS get on really well with the similar age kids next door, and DD1 has been so much calmer and happier here. Husband has a quick commute to school (10 mins on the Overground) and the kitchen is amazing.

I'm afraid that we're all going to be so gutted to have to leave!!

@SwimBaby

Do you think you’d be able to buy in the new area after the year if you sell your other property or if you rent it out and turn it into a buy to let?
Definitely if we sold our Zone 2 flat, if we let it, it would depend on a few things. DH is applying for a promotion and I'll probably go back to full time in September. The worry I have about renting the flat is that the London rental market seems a bit dead at present, but I think our flat could be quite attractive to say, students or professional sharers: good access to central, near several He institutions, 3 bedrooms (if someone doesn't mind sleeping in a glorified boxroom with a skylight!).

Ah I know that feeling; we moved to a new town and rented for a year before buying and the location was so good with shops, pub, swimming pool and school pretty much over the road, quiet cul de sac and lots of parking and nice neighbours. We’ve bought a house now and i love our house but I miss the actual location we rented in even though it’s only a mile away

Oh wow, I forgot to even mention the swimming pool only 5 mins walk away! I don't know who was more excited, me or the DC Smile

We were in rental and really liked it at first, the location was great and the we house itself worked for us. However over years it’s changed, we’ve “overgrown” it and our needs changed so when the landlord mentioned selling I was dead against it. We were actively and unsuccessfully house hunting for a while already but even so I didn’t want to buy it.
I was so happy when we’ve moved out eventually.

@PicaK

Buy to let. Keep renting the house that works for you now.
Very hard to buy to let unless you own a house now
