Is the estate agent screwing my mother?

DM, who is elderly, has just had to put her family home up for sale, she is moving to assisted living. She is 78 and has lived in this house for over 50 years - my father's recent passing has meant she can no longer cope with the house by herself. She has no idea about market value, valuations, selling a house, so we have been dealing with the estate agent ourselves.

The house went up for sale on Friday, and we were told it was inundated with interest. So much so that the estate agent held an 'open viewing' for viewings on Saturday, for one hour. We were told that over 200 people had come to visit the house!

We've just been told the highest offer, and it's below what would be expected for the area (we are South East, detached, 3 bedroom, large south facing garden). Especially since he said they'd been inundated with viewings and interest. When we queried the estate agent on how he got the offers, he told us that due to having so much interest, he was doing an anonymous 'best and final offer'. The highest offer (and best position) we've been given is supposedly the highest of all of the 'best and final'... However, when we enquired whether or not he'd gone back to any of the other interested parties to see if they'd like to improve on it, he said he hadn't to ensure 'fairness for everyone involved.' It doesn't seem like he has tried to get the best price for my DM. Myself and DH have purchased a couple of properties, and each and every time we've been told about other 'higher offers' and been asked if we'd like to improve on our offer... It just seems a strange way of doing things and I am worried the estate agent has got some sort of back hander going on... AIBU?

Maybe a local journalist should make a better offer and see what happens...

We wanted to sell our flat so I got 4 different local estate agents in to value. The one who was most notorious for dodgy practices (and yet the best at marketing etc so sellling faster) valued it at £100k less than all the others who were within £10k of each other! The dodgy ones kept badgering me so I told them in no uncertain terms that I felt that they were trying to pull a fast one and to piss off!

Def get rid of this one and get multiple valuations from other local ones. They are not all unscrupulous I promise! Be prepared however for this one to kick off regarding the fact you signed a contract and that he will still be in line for commission when it sells. Get some proof as outlined above.

If you’re in a similar area to the south east as me then I know there are a lot of dodgy dealings going on at the moment. A colleague of mine has been trying to buy a new home, hers has a buyer and they’ve put offers in on houses that need a bit of work and always been told that a higher offer has gone in and the vendor is happy with it so not even giving my colleague a chance to up their offer. I bet the vendor has no clue as to what is really going on either. It seems to be builders looking to renovate and sell on and probably offering back handers to the agent. Or maybe friends of the agents getting first pick. And as for 200 people in an hour...what utter rubbish, not possible in normal times but certainly not with current restrictions. Definitely change agent.

That is really shit OP (and great detective work by the way).

If I was you I would ask for all the best and final offers with details and see if your friend's is included. That should weed out if he's lying. Then have a very frank conversation about your concerns (although I wouldn't let on your friend called up) and hear his response.

It sounds very dodgy. As others have said, get another agent. I hope your Mum isn't locked into a long contract.

Definitely go with a new Estate agent. Don't let him sell if cheap to his friend/business contact.

It’s sounds like he just wants a quick sale, and decided to do one quick viewing and best and final offers with no follow ups because it suited him. Quick easy sale and commission

Unless you agreed to this it’s very unreasonable

My partner is an EA (a honest one-they do exist!) :) He reckons it sounds dodgy. You can’t have anonymous offers for a start and 200 people in an hour?! So over 3 a minute!! That would be breaching covid rule anyway. Partner says each person spends an average of 15 minutes so with restrictions how could they all go through. They would only have a minute or less each inside!

We’re selling too, MIL is moving in with us ☺️. We’re in the SE (Kent), even getting a viewing is horrendous, houses are being snapped up by cash buyers selling 1 bed flats in London for 320K and moving here into a nice 3 bed semi for the same price.
