estate agent not selling property..

My house has been on the market for a few weeks. Agent promised me it would sell quicker than I could imagine. It’s in great condition and priced fairly for the area so I thought that made sense. Had lots of viewings but no offers. Today I decided to look at what’s going on in the viewings through my baby cam which is in the nursery as I’ve received no feedback and I saw the agent criticising the property saying to one prospective buyer “here’s the bedrooms, they are small as you can see” and to another “the bathroom is tired so you would probably want to do it up”. Surely you let people make up their own minds about these things? The bedrooms are average size and the bathroom is about 8 years old but it’s been kept well. To be fair she did also point out something she liked but I’m annoyed that she’s making negative comments. I don’t know why as surely it’s in their interest to sell the property?

One thing that’s bothering me a little if I’m honest is that I’ve noticed that she was quite unfriendly with us and another ethnic minority couple who viewed the property and very nice and chatty with the white people who were viewing. As someone who has never experienced any racism in my life before it makes me feel a bit sad thinking this and I’ll obviously never know

Not sure.
On one hand, the estate agent won't want to waste anyone's time. So showing your house if the buyer is looking for larger rooms wouldn't help anyone.
OTOH, if they're not doing their job of selling your house, maybe you have a good reason to call off the contract and go with another agency.

I think you'll do better if one person is responsible for the sale. They'll want the commission. Rather than someone else doing it for the manager, for no or a small commission.

If you're in North London, I could recommend my estate agent. We've sold our home at the end of last year and they were great.

Unfortunately some people are racist.

Is it the same estate agent doing the viewings each time?

I was one of the people who thought you should raise this and I still do.

The estate agent is being paid to sell your house for a good price. You are not getting that service. You have evidence hat, for whatever reason, this lady is being negative about your home - the asset she is entrusted to sell.

Call them on Monday, if I was her boss I would want to know.

I'm in the market for buying at the minute. Houses round here are selling within days. Every house I have viewed the estate agent has just left me to it.
I don't need the size or the condition pointing out. If it is big enough for what I want and in the condition I want then their opinion will be irrelevant. Not one estate agent has even offered an opinion.
Have you done your own research on similar houses in the area? If yours isn't selling it won't be because of the estate agent

I’m a first time buyer viewing houses and I appreciate estate agents like that sorry. I like them to point out bits and pieces as it helps me when deciding to make an offer or not and at what price etc. Could you get another estate agent round and see what they say?
What you’re perhaps not understanding as a FTB is that the estate agents aren’t working for you, they’re working (and paid for) by the vendor. They should be trying to sell it, not discourage naive buyers.

I’d give them feedback OP, tell them what you witnessed and appoint new agents.

We explicitly said to our estate agents that there were a couple of things they should mention to viewers. One was that the water damage in one downstairs room was because some idiot left the bath running, and not because of any problem with the nearby extension. The other was that although the third bedroom didn't look big enough to hold a bed, there was actually a recessed bit that meant it was, which needed to be pointed out as the desk in there blocked the view.

When some acquaintances said they'd viewed our house, we discovered neither had been mentioned. After that, I did all viewings.
