Should we tell EA we might be chain free?

Our house has just gone on the market and we have decided to move in with parents temporarily to give ourselves time to find the right place. Does being chain free have advantages in terms of price? Is it something to include on the ad?

It would definitely make it more saleable especially if people are hoping to get in by end June for no stamp duty up to £500,000. You should definitely mention to estate agent.

You could leave it off the ad and use it to bargain - when you get an offer you could see if the buyer would pay more should you be willing to go chainfree.

Our buyers said this recently but then their sale fell through the day of exchange and they ended up being the ones to hold us up, so I wouldn't be particularly impressed unless you were actually chain free (sorry!).

Chain free is fine to ad to the sales ad. When you are buying, it will be a good bonus. It does make you much more of a desirable buyer.

Also you are not “may be chain free”. You are chain free if definitely able to move into your parents.

Well we will move out and stay with parents but I guess we have a tiny,tiny bit of hope that we might find a place we like in the next months or so

I'm looking for somewhere at the moment and it is ideal if the new place is no chain as so am I! I didn't advertise being no chain on our last house but I told sellers we were moving into rented.

I would show some preference to a chain free buyer. So yes, if you can separate your sale and purchase it may be to your advantage when you come to buy, not massively but it is definitely worth something.

If you are transferring your mortgage to the new property you need to check that there isn’t a time limit before you have to complete on the new property. I am planning to do this and realised that there was a 3 month time limit before I’d have to complete on the new property or I’d incur a fee of several thousand. I have remortgaged with a different lender who have no time limit / fees so there is no problem now and I won’t feel such pressure once my house is sold to move out of my parents’ home.

Thanks no mortgage issues here, our fixed term came to an end recently and we were looking to remortgage before we decided to sell!

Wondering now whether to add in the advert or use it as a bargaining chip like someone suggested above!

If it’s in the add then I don’t see why it can’t be used as a bargain chip too but being in the ads will make it more desirable to buyers so it may be something people come to view who have overlooked it before, if you see what I mean.

Make sure you mean it. If you did find something you wanted to buy two weeks after accepting a buyers offer would you still allow buyer to complete before you do on your next home? If not, then as you say you are maybe chain free not definitely chain free. By all means tell interested buyers your plans but don’t put it in your ad unless it’s definitely going to happen.

If it was the right house, it would make a difference to me if you were chain free or not. However, if your house was one of many available in a housing estate with little to distinguish it, it could be the decider for me.

I think we are “definitely” chain free as in we wouldn’t hold up our buyers purchase and there’s no reason why we wouldn’t move in with parents if we needed to. In an ideal world we would find a place we like tomorrow and manage to complete at the same time but the chances of that are very slim I know!

Our house is likely to sell very quickly according to the EA as there is apparently a lot of demand for houses of this size/price and ours is the only one on the market that’s in excellent condition in this area at the moment.

We recently bought and were cash buyers (so no chain). We offered £5,000 less than another potential buyer but the sellers went with us due to lack of chain.

Not putting it in the ad, but trying to use it as a bargaining chip later, is absolute nonsense - do NOT do that. Being chain free does not make a property worth more money, it just makes it attractive to more people. If it's not in the ad, then by the time you bring it up, you're already bargaining with someone who doesn't massively care.

I think that’s a normal preference with buyers choosing that but when you are chain free and selling, I don’t think it has quite the same appeal.

Someone down our road recently had an offer for x amount and x amount plus 5k if they could move before the stamp duty deadline
