White one is the house we're buying. Purple is what Nextdoor have done.

Which would you choose and why?

I love the idea of having two living rooms, but I also love the idea of the huge dressing room!

Other ideas would also be really helpful!

What are you going to use the basement for? I'd definitely look at turning one of the bedrooms on the top floor into a bathroom.

I'm not being rude, you asked for an opinion, I gave one, then you had to explain where they were from etc , it's like the door equivalent to the M&S advert...... These aren't just any doors, these are M&S doors

I'm guessing you've some money to throw at this (Critall are gorgeous and very expensive) have you thought about an interior architect type person?

It looks like one of those house that had lots of fab options but everything will have a compromise and you want to make sure you get them right.

The purple floorplan looks pretty perfect to me, especially on the ground floor and the top floor. I’d also erect a stud wall on the ground floor between the two living rooms.

The middle floor seems very opulent in the purple plan, to have the whole floor as one big bedroom + en suite. But if it’s only going to be the three of you living there that could work (and be pretty amazing!), depending on whether you need office(s) and a guest room as well.

In the white floorplan is the ‘principal bedroom’ not very dark with the only window in a narrow channel? Could the bedroom and bathroom/dressing room perhaps be swapped around so the dark room becomes the dressing area/bathroom?

You know, I did agree with you earlier that the dining room was light but looking again at the bedroom pic... they\ve had their photos taken on a sunny day and all the walls are white. I'd definitely want to get a feel for the light while I'm in the house before making any irrevocable decisions.

As well as knowing what the light is like at different points I'd also want to know how damp the basement is and how often it floods.

Purple ground floor and top floor. White middle floor. You need more than a tiny crappy family bathroom and having one up stairs makes sense.

I agree it's better having more than just a shower for the main bathroom, but for me, four toilets for three people would be a bit excessive. So I'd probably use the current main bedroom as a family room, meaning that the ensuite could be the family bathroom.

Then I would use the other first floor room as the main bedroom if I wanted to be on the same floor as a bathroom. Or l would use a second floor bedroom as the main bedroom if I wanted to be on the same floor as DC. This would also let me use the current dressing room as extra storage, which there seems to be a lack of in the house.

I don't like those glass doors either. I think if you want open plan, have open plan. If you don't then keep the walls.

Also, with a 3 year old you will spend most of your time cleaning sticky handprints off them.

I would open up the kitchen and dining room as next door have, but I wouldn't have opened that up to the sitting room

Our house has a lot of internal glass and noone seems to be able to go through a door without leaving fingerprints on the glass and they're all over 10.
If you care about this sort of thing you'd be constantly wiping them off

Not to mention the fear when they're running round at full tilt or chuck something

Indeed. We have glass doors already and he never touches them.

I think the purple one is a good solution to an awkward lay out on the middle floor. I wouldn't usually think there is a need for a dressing room but I think it is hard to get around the layout in a different way. I would use the dressing room for all sorts of storage or office space. I would divide off the front room of the purple one down stairs for a cosier space and open kitchen living at the back. Top floor best in purple too due to bathroom being up there.

You've got a living room in the loft so don't need another. I'd do what they did on the first floor. And I'd knock the kitchen and diner together

Purple. I'd put a wall separating sitting room at the front and middle room.
I wouldn't use a separate sitting room on the first floor.

I've had more ideas. From the white plan:

1: knock kitchen and utility together.

2: Knock kitchen and dining room together.

  1. Crittal doors between dining room and living room

4: on the first floor: take out shower from the house bathroom and put the washer in there

5: convert some of the second floor into a proper family bathroom

6: convert the loft.

The basement will probably be used as a wine store / gym
