Or is dh over getting house ready to sell?

Recently found out our extension won't be happening. So we need to move.

House is 1970s semi in popular area. It's a ftb house. We were ftb 15 years ago. Valued at 145.

To get ready to sell dh wants to:
Do new kitchen
New boiler
Laminate floor throughout whole house
Paint all rooms
Get rid of built in bookshelves
New wardrobe doors in our bedroom
Wallpaper hall and landing to hide the plaster crack

I accept new kitchen/boiler. Kitchen is no longer fit for purpose.
I think carpets could have a deep clean. Although they're a bit tufty where cats have had a go.
Agree with paint.

I think he's being over the top. H

Surely, unless they'd make a profit from doing it up and selling it on, no one is going to buy a house with a kitchen in that state? I don't understand why the estate agent would tell you not to do it. Surely you'd be able to sell it for more with a decent kitchen, so you'd be able to add the cost of the kitchen onto the asking price so you're not out of pocket and it would attract more buyers?

It had a major wobble on Fri and we had to get a plumber out.

Estate agent said people ask about roof and boiler. It's v old. It's one of the first things that would need doing.

It's difficult to say without knowing what sort of price you'd be needing to get on your current place in order to move up to the sort of place you have your eye on. But I think your husband needs to accept this house may not be a big money maker like he's had in the past unless he's willing to stay put for a while longer to benefit from the changes he's making and from money he needs to put into it. I would leave the boiler and look at doing a DIY kitchen repaint job with something neutal and cheap like this for the cabinets: www.wilko.com/en-uk/wilko-furniture-cupboard-paint-white-750ml/p/0341910 and D-C-Fix the countertops. It would come to much less than £1k and for a buyer who will rip out a cheap kitchen anyway, be much less of a waste of money on your part.

We bought at the height of the boom, so never expected to make any money really. We might make about 20000 on it, but our wages have gone up and childcare will be over in 2 years, so making money on the house isn't really an issue.

Estate agent was keen for us to get it up ASAP, then think about kitchen etc if it becomes an issue.

He made nothing on his previous house with his ex, cos his name wasn't on the deeds and she sold it and fucked off with all the money! But none of that was my problem cos I met him a few years after.

In that case, I don't see what you have to lose by just putting it on the market as is right now and seeing what happens. If it doesn't sell for the amount you need to move the you can look at spedning on a new kitchen etc.

I mean - they always ARE keen to get it up ASAP. Their commission depends on turnover. You could do the boiler, put it up and see if you get offers you’re happy with- if no offers order a kitchen ASAP as cheap as poss.

But I think actually declutter, paint white/neutral throughout, maybe cheap but clean flooring eg vinyl would get you more - so how quick can you do that, realistically? If it’s going to take 3 weeks+ to do that then maybe waiting for kitchen is better overall? Gives you a very hard deadline that’s achievable for all the rest of it. Then straight up listed as soon as kitchen is shiny...

But then it is going to cost you an extra £5-10,000 in stamp duty.

In this case I think get it up for sale ASAP otherwise you could end up being thousands out of pocket.

Yes, I'm tempted to get it up after the next estate agent(more local) and give it a try. We'd be looking under 25000 for our next house.
