Have you bought a new build house whilst development was still being built?

Will the ongoing building work be horrendous?

We are about to purchase a new build off the plot but have a baby due in summer and our house is the first phase so the rest of the development will be ongoing for another 12 months.

AIBU to worry about the ongoing noise with toddler and newborn??

Noise not so bad if they’ve finished your bit. But the random parking and lack of thought was a nightmare
I’d come home and they fenced off the main road numerous times so none of us could get home.
Or pop to the shops on a Saturday and they’ve pulled the surface of the road up again and couldn’t get the car home (with the shopping) until the Monday evening.
The dust was terrible for car paintwork, windows and washing

However if they are still building, they are still selling. Which means you can go into the office when people are doing viewings, that tends to get things resolved!! And you do get people wandering by around looking at odd times, peering in like your the zoo animals. Things they promised didn’t materialise and they made huge renegades on some of the plans for the estate. As I left the estate, they were talking about court action but I don’t think it materialised.

On the plus side, weekends are quiet and you don’t have many neighbours.

Bought new in the first phase of building with a 3 year old and 2 year old. I don’t remember it ever being a problem. The pavements were rubbish that’s the only thing I can recall. Make sure the builder has signed up to the sociable working programme and don’t start before 8am I think it is. They’ll be able to tell you that at the sales office. We actually found it really useful, bins were a nightmare to get allocated from council so they used to take our rubbish and let us use the site skips to get rid of things too. House was 5-10% cheaper in the early phase too.

I bought my house on phase 1 out of 4 over a 6 year period and the noise was really minimal to be honest. The biggest pain was the roads being covered in mud /no footpaths so it was difficult walking through and my car constantly looked like I had been off road rallying.

We did and I hated it. 2 years of noise and mess, inconsiderate workers..... We also got broken into after the building compound (at the rear of our property) was left insecure. 5 years later and I’m happy now!

Really not bad at all. Yes there’s all the construction traffic but you quickly become used to that and find it’s not an issue. I’m not sure if this was just our builders policy or if all adhere but our detached home was not deemed ready to move into until the houses directly next door to us had all scaffolding removed.

We bought first road and had years of building out back. We are now moving as there weren't plans at the time for that many houses. Anyway the noise wasn't noticeable. But the dust was bad and a few neighbours got punctures from nails left in the road. The other thing was we didn't have paved roads or streetlights for years after we moved in. Not in the UK though so it may be different there.

Yes and it was the better deal because management were on site so latent defects got sorted out pronto. We also got some of the subbies to build a patio, shed and other landscaping on Saturdays. All agreed with management.

We did this, off plan from 180 miles away due to job move with a 12 month old.
Everyone new in together meant we soon made new friends.
Make sure to make cups of tea for friendly builders on site, they did all sorts of free or at cost only jobs for us!

We brought ours 3/4 years ago with a toddler and pregnant in the phase 1 of a development. It wasn’t a problem at all. If anything it was great, our toddler loved to walk and see all the workmen / diggers / trucks. It was a good form of entertainment

We did and it was fine. Worst but was our next door wasn't sold at same time as other houses on the block so they didn't finish it for a few months. So feb half term we go not lie ins on our week off as builders were in.

Yes I did it quite a few years ago and can't remember any problems with noise, dust or mud.
As with all new houses, you'll find issues that need fixing (I think they actually give you a check list) and the fact they are still on sight means they get seen too really quick.

Yes, we bought last house of phase one, builders still had phases two and three to do. Noise wasn’t an issue, but the roads took a long time to get adopted by the council and were rough and unfinished for ages.
It was handy still having the builders on site for any snagging issues.
DS1 was 2 at the time and absolutely loved watching the diggers and machines, he could see them from the window which kept him occupied, and it was also an easy ‘treat’ to reward good behaviour when I took him out for a walk and a close up look (from a safe distance). The builders got to know us quite well!
