Anyone k is the battersea area? Help needed!

Hi! Looking to move to London and have been recommended battersea as a fairly safe and trendy area! Would you agree if you have experience of the area?
Also, I’ve found this flat : www.rightmove.co.uk/properties/85765480#/ which seems good value for London- my only doubt is that it’s too good to be true! Is this in a particularly rough area of battersea?

I wouldn't touch Camden or Brixton. Unfortunately most safe areas are £££££££

Flats asking prices go down with the number of years left on the lease. If the listing does say how long that is, it is quite telling.

Look at West Norwood. You could get a house for that budget. Or Herne Hill, lovely big park and quaint little shops. It would be a longer commute though. Balham and Tooting are on the west side of London and also have a nice vibe. I would avoid Camden and Brixton judging by what you’ve said you want, you’ll hate them. Very vibrant, popular areas but have more of a grubby party vibe than middle class niceties. The thing about London is it’s all basically council estates plonked next to nice bits and you can’t really find the area that really feels like home to you without trying a few different ones first. I’ve lived there 7 years and rented in several different locations before finding somewhere to buy.

Renting is a good idea. I guess you had an eye on the stamp duty holiday but this a huge decision and rushing it would be a mistake.

London often has very expensive and very deprived areas in relatively close proximity. Camden is a good example of this. Primrose Hill is very nice, full of cafes and celebs, houses are £££ but 5 minutes away are areas that are in the top 10% most deprived in England.

You really need to get to know areas, not just by past reputation. The only real way is to spend some time exploring.

I would look at where work is based and transport, Bloomsbury could be Euston or Holborn at the other end. Chelsea could be Victoria or the tube.

I would wait until the pandemic ends before looking at properties in central London. We might see quite big price drops in more centrally located properties with less people commuting to work. It could also potentially deaden a lot of the 'buzzy' neighbourhoods which are currently filled with people renting.

I used to live in Battersea on Vicarage Crescent which is about 0.5 miles away from the first property. This was quite a long time ago when Battersea Square (which is about half way between this flat and where I lived) was still being developed.

When I exited my property I could go left and walk to Clapham Junction for the train and this was not a nice area to walk through. However if I extend my property and went right, I would be heading towards Battersea Square, this property and Battersea Bridge, these were extremely nice areas.

I think this property looks nice on the inside but I note there are no photos of the exterior. I can’t help but wonder if it is a particularly ugly building, which might explain what is a very good price for a two bed in the area.

I would investigate transport options, I found it quite a pain to get to the city from here as the walk to Clapham Junction was not nice, although as I say it was a while ago.
