Areas in London for young family!

Posting for traffic as property board is quiet. Can anyone suggest an area in London I can look at as a potential place to move for me and my family? I've lived in London since I was 18 but just looking for fresh ideas of places I might not have thought of.

Our criteria is:

  • 2 parents and 2 DC under 2, so schools a factor
  • as central as possible. DH works really long hours so commute to city needs to be 30 mins or 45 absolute max, or we'll never see him.
  • I need good access to tube network for my work in various locations across town.
  • green spaces very important. Would choose a large park nearby over a large garden if we had to pick (but with that scenario would ideally like some tiny outdoor space such as a roof terrace or balcony).
  • nice streets with trees, nice area to walk around.
  • villagey centre with cafes, shops, bars
  • preferably diverse and not too snobby!
  • budget up to 1M maximum (preferably lower) for a 3/4 bed

We have rented in some gorgeous places like Camden, Tufnell Park and Blackheath so we've been spoiled.

South London is much cheaper than North - maybe try some places like Earlsfield, Herne Hill, or Streatham? All very green and plenty of little cafes etc.

East Dulwich, Brockley (Hilly Fields is nice), Cator

I’d go back to blackheath with 1m - maybe around Westcombe park or maze hill? Easy to get to North Greenwich for the tube, or Juno on the train into town.

Crouch end - no tube but super fast train to the city in 16 mins. Ticks all your other boxes; but ££ but then most of London is, if you're under an hour commute

I’d suggest Wanstead. Easy access on the central line, Epping Forest on the doorstep, the high street has everything you need (independent shops, coffee shops, etc).

I was going to say Hither Green too but @rainyskylight has already beaten me to it!
Lots of parks, cafes, and good schools but a pretty down to earth vibe. Ten minutes on the train to London Bridge, 20 to Cannon St or Waterloo East or 25 to Charing Cross (plus the Dlr from Lewisham is also handy) so really well connected. And definitely some lovely houses available in your budget (you would get a 4 bed or large 3 bed with garden very easily).

Lewisham- 10 minutes to London Bridge from New Cross Gate, New Cross, Brockley or St John’s, and you can get to Cannon Street in 13 mins from St John’s.

Loads of good primary schools and great parks. I think it’s London’s greenest inner borough. Easy access to Kent for country days out. Lovely housing stock in Brockley if your budget will stretch that far.

There aren’t loads of good secondaries, but a few are Ofsted Outstanding and lots of people manage by sending their children out of borough for secondary.

Nunhead (SE15) near the green! Peckham Rye park on your doorstep, plus Nunhead Cemetery nature reserve and loads more big parks a short hop away. Villagey centre with trad butcher, baker, fishmonger, pubs, coffee shops and LOADS of nice restaurants a short walk away. East Dulwich (bigger high street with cinema + loads more shops and cafes) is a short, pleasant walk away. Most amenities you’d need are easily walkable, including leisure centres and transport. V creative and mixed area - friendly and chatty, with lots of nodding to people on the street. Nice, but not intimidatingly posh. Nunhead station links to London Bridge and Victoria, plus you can access the Overground at Peckham Rye and Queens Rd, connecting into the tube network. You’d definitely find a nice 3/4 bed for your money round here, most likely with a garden.

Sydenham or Penge. Crystal Palace park on your doorstep, overground trains which get you to Canary Wharf in 45 mins.

Crystal Palace or surrounding areas - loads of green spaces, lots of cafés, restaurants and good schools. On the overground and very quick into town

South Wimbledon. Great primary schools. 30 mins to city from northern line South Wimbledon. Merton park or old merton park should be in budget for 3 bed.
