AIBU to request rent reduction?

Got the keys for a rented house last Monday 15th. Sharing between 3 tenants. The development is gated and you need a fob to access (there’s a pedestrian entrance and also a car entrance). The letting agent gave us 2 pedestrian fobs and 1 car fob however they informed us that the pedestrian fobs don’t work. They asked the development management company to come and reprogram our fobs but they said the fobs are broken and we need new ones. So the letting agent has requested new fobs, however we’ve been informed this request was only authorised by the landlord yesterday. So we’re going to be without our fobs for at least another week, and this feels like something that should have been actioned before we moved in. We have one car fob between 3 tenants who all work outside of the home so it’s been really difficult juggling 1 fob and not locking each other out. WIBU to ask for a rent reduction for these (at least) two weeks we’ll be without fobs? Or am I making this a bigger deal than it really is? I don’t want to burn any bridges with the agent because they are generally helpful and I appreciate there’s nothing they can physically do to speed this up - but I also think they should take responsibly for not sorting it earlier. Thanks!

Unless theres a specific clause in your tenancy agreement to sytate that you will all have separate full working order fobs, you have no grounds to request a rent reduction.

Inconveniences do not always have a monetary value.

It's an absolute pain for you, I agree, but not a rent reduction issue.

I'm a landlord. As soon as I was told the fobs didn't work i would order replacements, but they could still take time to come.

I agree, I don’t think this is a rent reduction issue. It’s annoying and a bit inconvenient but that’s all it is. I think you’d be a bit cheeky to ask for a rent reduction, tbh.

Way way over the top. It's annoying, yes, but have you experienced any financial implications as a result?

I don't think you're cheeky asking for a rent reduction; I imagine it's putting all of you to significant inconvenience regarding your jobs which are presumably what pays the rent. I'd bring it up in those terms.

It makes a difference whether it's a joint/shared tenancy or a HMO. If it's a HMO you should all have separate fobs.

I do think it's unlikely you'll get a reduction if it's shared.

I'm a LL. Ask for the reduction - you'll probably find they turn up faster. Pretty shoddy that they've done this.
