To think that adding a wet room by extending existing downstairs WC is a good alternative...

We have a utility room off the kitchen with a separate WC. My DH wants to extend this and knock out the existing wall of the loo to create a larger separate room into which to install a new WC, a glass wall and a new walk-in shower. The utility room would also be extended to allow more storage and appliances.
However, my DM says this wouldn’t add value to the house (3-bed, 1 bath/shower, 2 WC’s).
YABU= Your DM is right, don’t do it
YANBU= Of course it will add value, ignore DM

I wouldn't care about the monetry value, just how this will make your life easier

It depends on costs and existing value to your home - impossibke to vote without thease factors. Unless you are planning to sell soon the question you need to ask is the cost worth it for any improvement to lifestyle.

Good point, @Gamble66, we are planning to stay for at least 10 years, when DC’s will be looking at going to/finishing University.

Is the house a semi or detached? Building works seem to add proportionately more value to detached properties as it's easier to push them to the next price bracket. In the same way, it's possible to over-develop a 3 bed semi beyond the price ceiling for the area. Could this be what your DM means?

@Sendingasurprise, it’s a semi. The only one in the whole road that hasn’t been extended to 4 or 5+ bedrooms yet!

We sort of did this. We had a toilet and sink, with a sort of utility room separate. We knocked down the wall, extended the toilet area and put a shower in. The original utility area was incorporated into a new hall and we finished off an extension that had been left by the previous owners to make a utility room.
We've now got 2 bathrooms, it definitely added value and was handy when we did up the upstairs bathroom as we had somewhere to shower etc.

I'd worry less about adding value and more about whether it was worth it to you. You are the family living there right now, what do you need?

Your DCs aren't teens yet, I take it?

One bath/shower and a teenager is likely to leave you with no option but sluicing yourself with the garden hose if you want to wash in a hurry.

I put YABU as I don’t think it will add any value. I wouldn’t buy a house where utilities were in a bathroom, poop next to washing machine? But if you are going to live there for years more and you want it then do it anyway.

Many continental homes have the washing machine in the bathroom (and I grew up in a 60s house with the oil boiler, loo, basin and washing machine in together). You could also ask why you’d bring dirty clothes into the area where you cook?

Once your kids are teens you’ll definitely appreciate a separate shower room.

You’d need to ensure that any appliances are kept away from the shower / wired in for building regs, perhaps a shower with a tray might be easier than a wet room?

Also ideal for hosing down dogs after wet / muddy walks.
