To ask Landord for a new kitchen??

Sorry long post... I have been in the property for almost 8 years.. I love it here and I want to stay. I have been an ideal tenant my house is like a show home in other rooms I decorate and upkeep myself and some minor jobs i'll just do myself. Never ever missed rent. In the 8 years I've probably only contacted my LL 3 times and that was due to a boiler leak, window leak and roof leak. All done no question asked. I've never even met him hubby has. About 3 years ago LL agreed to upgrade the bathroom as it was falling apart from age. It was like a 60'/ 70' bathroom (house is old.) All done and dusted cost about £1100 all in (tiny bathroom)

When I say the kitchen needs updating I'm not just saying cosmetic wise i'm not just after a new kitchen to look pretty. All the walls are old woodchip so hard to paint and look decent and always crumbling even when I clean looks dirty because of this. If I stripped them the walls would come with it or i would have stripped it myself. Literally holes/cracks in walls and ceiling cracked and bowed from water damage from bathroom. Cupboards from 60s all uneven and jagged edges etc no worktop is level. I've painted cupboards white because they were brown and tarted up as best I can. Fablon the worktops etc just to make it look half decent. But it's a joke now especially the walls they just crumble everyday. drawers don't open and pretty much off the hinges anyway. I've kept my mouth shut for a long time but now I think its only fair to have an upgrade. Its the only room in the house that just looks horrible. He did agree a few years ago to it but then said can you just tart it up for now. And we haven't mention since as we don't want to mither him. All appliances are my own so I just require new worktops & cupboards/drawers and plastered walls. Again I'm not after high gloss with an island i just want decent cupboards and walls AIBU to ask??

I am a LL and I would definitely think you were being reasonable. I have myself this year put in 2 good quality pre used kitchens I bought on eBay. I figured better to have a really nice pre-used one than a cheap new one. I bought new worktops, plinths and handles though and let tenants choose paint colour as they have to live with it. I just can't understand LL's who let their property fall into disrepair or look shabby as it devalues the property. You can right off as against tax reasonable repairs and renewals. ARLA give more details eg. a carpet is expected to last 8-10 years. Appiances have to be replaced if they break and the cost can be deducted off from tax bill. So no excuse from LL not maintaining property. Ring and ask, point out walls are crumbling. Ask if you can get a pre used good quality.kitchrn off of eBay and will LL pay for it. You should be able to get something quite smart for £750 or less if small kitchen. Worktops and plinths are not expensive at Wickes and LL:s can get 10 percent off.

@MatildaTheCat. That's a massive improvement!! Where did you get your kitchen from & how much did the whole transformation cost?

@Hopingformydb. That's a great update!! It's also fab he's getting someone in to do a quote rather than getting you to organise it all. I'm doing my own kitchen and it's a sodding nightmare!!

Have a think about the layout before they come to do the quote. You might as well have a layout that works for you if you can (at no extra cost)

Enjoy choosing the bits you can, but it not being your responsibility!! 😊

Just a thought, but if he'd make it structurally sound and decent, he could then buy a secondhand kitchen from ebay that wouldn't cost a lot. In and amongst there are some amazing bargains on there that look just fine - often people who've bought a new house and want something different I think. Could make a big difference to the cost.

@MatildaTheCat that's my kitchen in my rental too! Same cupboards but plain white work surface, plus loads of exposed pipes from the ancient boiler.
It's a tiny kitchen but so tired and worn.
I've only been here 3 years but have a landlord who lets me do what I want to the place, so other than the kitchen the rest of it looks lovely as I've decorated, put laminate down etc.
I'd love to ask for a new kitchen but I'm not sure he'd go for it

@WitchesBritchesPumpkinPants the kitchen and appliances are from Howdens. All in the fittings came to just under 5k.Fitting, various electrical and plumbing works and knocking out an old larder meant the entire project was about double. We also did the bathroom so total spend was £18k.

I’d politely disagree with the pp about OP asking if she can find a second hand kitchen on eBay, that sounds like a lot of work. Fine if LL wants to do it but the Tennent shouldn’t have to be getting involved.

@StarCourt I hope it’s the before pictures you mean- I’ll be very disappointed if my new kitchen looks grotty after 3 years 😁

@MatildaTheCat. Thanks. I'm hoping not to spend too much more than that. I think I'm getting mine from DIY kitchens

I looked at some on ebay & other kitchen selling sites and I think if you're fitting it yourself it can be a reasonable option if you can find one with the bits you need & have enough space to store it & means to collect it etc. It certainly not something I'd do as a landlord or gory awkward kitchen!!

@TheDuchessOfMN thank you, @chasingsquirrels no it started in Feb was done by end of April so not long at all for a complete rip out including Windows and door as they were all rotten due to further Inspection

Other side so much better, before that wall was completely crumbling around the sink windows didn't open back door didn't open without really yanking it and then the wall would crumble even more im so please now its all safe and clean
