To ask the landlord to repair oven at this time.

So just had a wiring check and he has to pay out money to get things rectified on the report a few hundred. It just so happens the oven has broke as well I have casually mentioned it but he just said oh dear and I'm holding off. What you think.

You're not being a pain, if it's his responsibility to fix then that's what he should be doing.

The oven is a bit of an essential, surely? Tell him it needs repairing and ask when you can expect it to be done.

An oven is pretty essential. He should be repairing or replacing it as soon as possible.

It did come with the tenancy but it doesnt seem a good time to be pushing him he is already dragging his feet with the electricity report

I totally feel your pain. Lived on eggshells for years because we didn't want to move.
I think an oven is important though. And he'd probably need one for a new tenant anyway?

Of course your Landlord should pay for the repairs, and the electrical wiring report. A responsible Landlord would have a budget for those sort of expenses.
I am a Landlord hated on Mumsnet of course and if our tenant reports a problem we ensure it is fixed immediately.

When do you think would be a good time? You moved into a property that you thought had a working oven. It doesn’t. It’ll probably be easier for him to get a new oven fitted at the same time the electrician is already there, so waiting doesn’t seem helpful to anyone.

It's more likely that he will just replace the cooker. There are many places where you can buy a new one online, the old one taken away and the new installed. It's easier to do that than have repairs.

He does have to sort the electrical faults though. Most landlords have a contractor that they use regularly and they are still working because it is essential.

Definitely, I'm a landlord and feel terrible for my tenants when anything breaks. Some things like water, heating, washing, cooking have to be fixed immediately. I'm sure you're paying enough in rent

Don't feel bad, it's his job as a landlord. That's how he makes money out of you - you are effectively his customer. Tell him it's broken and request that he fixes or replaces it.

Legally he can't drag his feet with the electricity report. And ask him to repair or replace the oven. He is receiving rent and he will be able to offset the costs against his tax bill. It is not as onerous as you think and he should prepare for such events anyway.

Wait, your oven is broken and you haven't told your landlord? Or your over is broken and he is dragging his heels to fix?

I'm a landlord, and would want to get that fixed/replaced for you ASAP. Keeping the property up to a safe standard, and dealing with repairs and replacement costs is very much part and parcel of being a landlord.

If your landlord's being a bit vague, I'd suggest following up on getting the oven fixed by email/text message so you've got the start of a paper trail.

Sorry what? I assume you are paying full market rate rent - he is not doing you a favour letting you pay him rent so why be worried about being a pain?!

I'm a landlord. I collect rent each month and in exchange it is my responsibility to make sure that everything is safe and works. If I can't do that, I shouldn't be collecting rent. It's a business transaction. See it that way. You absolutely must insist that your oven is fixed right away.
