To sell our land for millions...

Long story short, we baught a house and some land along with it as we had got wind that they might be planning to build houses on it and other surrounding land and we didn't want other houses directly around ours.

We were then told by the local council that there was no chance as it had been rebuffed a number of times and wasn't going to happen. So felt a bit like we had wasted our money.

A few months later we find out that our land is the only land in the area that has been put forward for planning permission, so is potentially worth millions if sold for housing. But also a relief that we baught it so it can't get built on without our consent.

We could sell the land and the house and buy something else. In a way, we have possibly won the lottery. But we love the house and the whole reason for buying the land was so there wasn't houses on it!

So wwyd?

Seriously, how rich do you have to be to turn down millions of pounds for this reason?
Clearly some MNers are, but to the rest of us it's hard to imagine passing up the chance to have the life-changing equivalent of a lottery win.

You don't need to own the land to apply for planning permission.

So buying the land was less about saving the countryside and more about the inconvenience to you. Now it might be worth £££ you're happy to sell it and buggar off?

Disappointing but everyone has their price I guess.

If selling land protected your future, your pension and possibly your children's future, don't tell me you wouldn't do it.

How would you feel about the landscape that you loved enough to buy your house and enjoy every day, being changed for ever? The wildlife you see every day and hear at night being displaced? Your neighbours lives changed out of all recognition. Is the money worth it to you, and could you live with what you’ve done?

New estates with cheap boring mono-design box houses are popping up everywhere. High density with no nearby amenities so all the new residents are reliant on cars. Many on AOANB and Grade A farmland, when there are brownfield sites available. Not even a nod to the vernacular style, even when built around historic market towns.

If you don’t need the money, why would you do this?

Being dyslexic isnt being bad at spelling, its having a brain that cant process phonemes in the way that most people can. If using a funny mnemonic to aid memory works, then it works

I would definitely stay so I could live in some unspoilt countryside with no other houses too near to me. Plant trees and a meadow and grow vegetables and fruit. That’s my dream.

I’m sick of developers destroying the land tbh.

This is what dh does for a living. You need to speak to a land developer who may take it on dependent on land size.
They usually work on a no win no fee basis. Points to consider are This:

People hate change. You will not e popular and groups will be set up against any development. Dh has been followed, harassed and had his car vandalised at public meetings in the past. These people can get loud, violent and deceitful claiming to find all sorts of rare creatures on your land.
Fortunately you don't need to attend any of this and your input will be minimal, paper signing and giving surveyors access to the land.

If you don't get planning you still have to live in the area so won't be popular.

Sites can take several years to come though and usually end up going to appeals. This won't affect you, no win no fee, but again you potentially have to live and work in the area whilst this is going on.

I'd do it personally. No shame in making money and if the council have identified it in the local plan then the housing is needed

Off topic but... Sorry everyone that has commented on my spelling. I'm dyslexic and that is one of the words, for the life of me, I can't spell! For some reason my spell check doesn't flag it!

This could be quite complicated for you OP.

It sounds as if the council have designated the area for development.

Which could enable you to sell the land for development, or could possibly mean compulsory purchase.

You could benefit from the value of the land, but the slur if your house, surrounded by 120 others, could fall a lot.

I think you need to talk to a surveyor or a planning consultant and get a thorough understanding of the whole situation and go through all the implications.

Oh I really don't know if I could sell it. Does this mean the value of your property goes up when you decide to sell anyway?
