To sell our land for millions...

Long story short, we baught a house and some land along with it as we had got wind that they might be planning to build houses on it and other surrounding land and we didn't want other houses directly around ours.

We were then told by the local council that there was no chance as it had been rebuffed a number of times and wasn't going to happen. So felt a bit like we had wasted our money.

A few months later we find out that our land is the only land in the area that has been put forward for planning permission, so is potentially worth millions if sold for housing. But also a relief that we baught it so it can't get built on without our consent.

We could sell the land and the house and buy something else. In a way, we have possibly won the lottery. But we love the house and the whole reason for buying the land was so there wasn't houses on it!

So wwyd?

Personally I wouldn't sell. We live in an "up and coming" village which has 3 brand new estates of "ugly boxes" as I call them. They are awful looking I can't believe anyone actually buys them at the rediculous prices to get overlooked by 10 houses in your garden which is only 6ft square. Keep your green fields.

Just because all the posts saying you must have got it wrong because 'who put in the planning on your land' is annoying me...so one more time for any newcomers to the thread.... you do not need to own land to put in an application for planning permission. You need to own the land to build on it though/ or have permission from the landowner

Hi @Rosebyanothername19 I’ve not read the full thread, but I’m very familiar with your situation.

We have a farm and the council have been planning to build a garden village on it without our knowledge. We’re quite far down the path now and I can give you this advice. If your council decide they’re going to do something they will, your options are either to go along with it and get the best price you can for it, you won’t be able to sell now because you’re temporarily blighted and have no recourse, or you can kick and scream and discover there are plans in place for the bastards to cpo you.

So we’re going with the sell it for top dollar approach. We’ve spent literally the last four years debating what to do in terms of selling up for what we can, selling the house once planning is through or staying. We’re staying put for several reasons, you will have people making snide remarks about you and discover who your friends are is all I’ll say.

Planning is due in within the next month or so for our land and I’m now at the stage of wishing it would just be over and done with, because the stress has been pretty appalling.

Sounds to me, "You are assuming it's worth £millions"
Do the smart thing, stop guessing and get several professional valuations
Then knowing how much money which may be available - if you did sell - have a look around and see what else is on the market.
That would allow you to make an informed decision and who knows, just maybe you may have enough left for spelling lessons or at least a dictionary

It’s a no brainer...sell sell sell. Clear the mortgage and enjoy life. If you don’t build on it, someone else will.

How is someone else going to build on it if OP won't sell?

Bought land myself and refused to sell. The council took me to court and i had to sell to them, thankfully i made money. I remember years ago a family refusing to sell their farmhouse, sadly they now have a huge motorway on both sides.
I’d say sell and make the most of the money. Hopefully you are in profit 🤞🏻

I know a bit about this - professionally and personally. You should take professional advice before you do anything. If the council has designated it for housing you will soon have house builders offering to buy. However if you want to cash in you may be better getting into an options agreement or similar where the potential developer purchaser attempts to get an actual planning permission- then when you sell you get some of the benefit of the uplift in the value of the land with planning permission.

Maybe double check there isn't an overage clause in the contract from when you purchased the land and property. Sometimes sellers add clawback into the deal in case it gets planning later down the line.

As you can see my full reply began with the word bought. I was not finished. I would never make fun of anyone on here, better things to worry about as a busy parent who had 2 minutes to read the original post.

Rather than wasting your time sending me ridiculous DMs claiming to be new, how about then not trying by to correct people’s SPAG.

Then familiarise yourself with the ‘see all’ button on the OP where you can read all of OPs posts and discover she’s dyslexic because all you’ve done, whether intentional or not, is make yourself look a bit of a cow.

I would want to stay and plant a forest and live a lovely life. What I would actually do is sell it for a life-changing amount of money and but somewhere else with sufficient money to live a lovely life with no need to work and future funds for the dc to live lovely lives too.

Also confused, who put the planning application in if not you? apologies if you answered this previously ive not read all comments. Also you must be talking a lotta lotta land which sells roughly in uk approx £12,000 an acre depending where it is, if worth millions. (only know as very close person to me recently went through this) If it is id sell buy elsewhere.
Only £12k an acre for farm land - we’ve been offered £1.3 million on 1.6 acres
