London on 40k

Wanted your opinions on whether you think its feasible to live in London on 40k.
I have some money saved but I dont want to dip into my savings.
Please be gentle, I was in an abusive relationship from a young age that I've only recently gotten out of and this would be my first instance living alone, for info im 27, and although I've read about the different things I need to pay for im sure there will be things I have missed.
I know house shares are an option but I would like to have my own place.
Do any of you have a similar income and if so can I ask if you are able to save whilst also enjoying London life.
Also any tips on areas would be appreciated, I would need to be able to commute to stratford.

Oh, living on your own is more difficult but def doable on £40k if you're willing to budget

@Whatishappy Wanstead is lovely and it's on the central line so really easy to get into central london from there. Mile end is pretty grotty so not the nicest area to live, and unfortunately you'd pay more just for being closer to the City. Check out Bow as well perhaps - you'd be walking distance from Victoria Park, the Olympic Park and the canals. Commute wise you would have either Bow Road station taking you straight into central London or to Stratford, or alternatively there's also the overground at Hackney Wick depending on which side of Bow you look at.

I'd say focus on Wanstead for the cosy factor and character homes, or Bow for the fancy apartments by the canal (that they'll be struggling to shift now as there's loads of new developments there - so I think rents will be dropping).

Don't forget it's a renters market btw so whatever rents you're seeing online, try a knock of a few hundred pounds first as most landlords are desperate atm!

A friend of mine moved to Harrow and lived in a house share with other professionals. She had an en suite and paid around £600 each month. Plus her travel costs £250/£300 each month I can’t remember exactly.

Her house mates were lovely and she had a very good landlord so much so she’s still in contact with him.

She had recently bought an apartment up North (not in a posh area).

I would definitely house share even if it was with just one other person OP.

I would second the Olympic Park area, or Wanstead. Stratford has great transport links to central London.

Easily. You will be able to get a studio in a decent area for £1k. Month or a room.

In Stratford, you'd easily get a one bed flat for £1,200 a month. You'd manage on that salary.
