AIBU - garage conversion for Airbnb income?

We were going to convert our garage into living space for us but I suddenly thought... what about making income from airbnb!?

We're 20 mins on public transport from 3 cities with loads to do, plus there is a National Park 10 minutes drive away, the beach 20 minutes drive away so good location I think? We also have spare parking.

It will be a very mini airbnb but the photo is to scale (the bed bit is on a mezzanine). There wont be any garden space.

Just being greedy or a good money earner? Anyone any advice/wisdom!

People use this type of accommodation for work, not just holidays. If you are 20 mins from 3 cities, then you may well appeal to that market. I frequently use self contained for business travel, because I get sick of endless restaurant food and at the moment, self contained is safer than hotels.

We have a small two storey annexe in the garden which incurred additional council tax due to having running water laid on. We spent c£20k refurbishing it and have run it as an Airbnb for the last 4 years. It has a wet room and kitchenette (toaster and kettle but no microwave or cooker), table for breakfast and upstairs is a bedroom with TV and a private terrace for the good weather. The initial expenditure will have added value to the house and the gross income is c £9k per annum. That is from mainly just weekend 2 night minimum stays. On this scale it's not a big money spinner once you factor in costs and your own time. We're 1.5 hours from London in a National Park and the majority of our guests are 30 something couples wanting a break from London in the country.

We have an air bnb across the road. At the moment it's let to mostly construction type workers who bring large vans towing equipment into a small chl de sac. All the verges are churned up due to this and the road blocked.

In the summer months it is let to families, the poor lady next door who's lived here for 30 years is selling up because she can't take any more of it. BBQ's every night, laughing and joking in the garden until 1am. People are on holiday and not considering the impact on those around them.
Thankfully it's detached but let as a whole house so three or more cars can arrive when there is only parking for one.

I'm far enough out of it that it doesn't really affect me but I feel for my neighbours. As has been said you will appeal to workers but please consider that might equally be a tradesman in a large van as a city banker.

Be prepared for the street to be very pissed off with you.
