To ask for reduction in estate agent fee?

Firstly this is premature as the sale may fall through badly. But I’ve been so unhappy with the service I received from my estate agent I am definitely going to complain but can I also ask for a reduction in the fee?

For the first 6 weeks after I accepted an offer they didn’t follow anyhbig up. I emailed 5 times expressing concern that no valuation has been done and could turn check progress. I also called but my calls we’re never returned. It was on the 5th email when i requested to go back to market that they picked up the phone and called my buyer only to find out she thought the mortgage in principle was her mortgage so she hadnt made the full application.
We’re a chain with only two links and we’re now almost 5 months in and been ready to exchange for 6 weeks but still waiting for my buyers mortgage offer to come in. I feel like the initial delay was absolutely their fault and since then getting them to chase anything has been a nightmare.
Do you think I’d have grounds to ask for a reduction in fee? To be honest I would like an apology more than anything and an acknowledgment that they dropped the ball. But I don’t feel they deserve the full commission!

Well you can ask, there is no harm in asking if you're not happy with the service.

Personally I think estate agents fees are bloody ridiculous anyway. Daylight robbery for essentially doing barely anything.

You can ask but I don't hold out much hope.

I would never have gone to the 5th email but phoned earlier myself, but you are where you are.

I think you're deluded if you think they will drop their fee. Why on earth would they do that? My experience of estate agents is that they don't do much anyway.

What % are you currently paying and how do it compare to other local estate agents? I would ask. But especially if you are paying top whack.

What was your solicitor up to whilst this was going on? I do think that your EA should have confirmed the buyer had a mortgage in place, though.

I don’t think it’s my solicitors job to check the buyer has applied for a mortgage in time. That’s generally down to agent to chase and then their solicitor to confirm they have the funds.

Either way it looks like the chain has collapsed so they won’t get any commission anyway. But I am still going to complain as I think their service was poor and was a big contributor to the chain falling apart.

If the chain has collapsed anyway, put the property with another agent.
