Seller's Solicitor Wants to See Survey

I've just got a Home Buyer's Report back and the extension which is ten years old is very badly built. I've forwarded part of the survey to the EA to forward to the seller so that I can try to renegotiate the price.

EA is asking can they forward to seller's solicitor as it would help us. Would it really help ME? AIBU to say no?

In the past I've only sent part of the survey to the seller never their solicitor. This is the first time EA asking to do this.

I mean, if you're passing it to the sellers, they could pass it on to their solicitor anyway - I'm not even sure why the EA even bothered asking!

Isn't there some kind of copyright law or something, that the surveyor prepared the report for you, not anyone else?

I'd only forward the relevant part of the survey to the solicitor not the full survey.

If you were going to try and renegotiate the price with me then I would absolutely insist upon seeing it otherwise you could be making anything up. If you are happy for the seller to see it via the EA then why on earth would the solicitor not be able to see it?

I work in conveyancing and if someone wants to renegotiate price based on a survey or report then yes I would ask to see it. Sadly there are chancers who just outright fib or exaggerate. I'm acting as the buyers/sellers agent and should have access to all the documents they're relying on. If the other person refused to hand it over then I would probably advise against dropping price unless they were desperate to sell as it's too often been just a tactic. A bit like estate agents with those mysterious later stage offers just a few £thousand more to see If you'll up your offer! We see it all Grin

If you want a discount on the basis of the report, then they need to see the report. Why would they lose money on something that you might have made up?

Thanks for the comments. I've agreed it's ok to send relevant parts to seller's solicitor. I'm being overly cautious.
