To just let the house be a dump for viewings

Did a part exchange with a housing developer and we have our moving date as less than two weeks away.

Our house still hasn't been sold so been doing viewings on their behalf- 2-3 per week.

As we are moving so soon the house is a wreck- boxes and shite and dust everywhere, it really is grim.

I was trying to make it at least half way presentable (hoovering visible floor etc) but now I'm just exhausted. WFH full time as well so time for packing and sorting out is limited as it.

Got one this afternoon and I'm tempted just to leave it in the state it's in and not bother with any of my cursory "cleaning".

I don't understand. If you've done a part exchanger with the developer, haven't they bought the house? If so, and there's an agreed price/contract, then why would you bother making your life harder for you?

Op at this time if year seriously just shrug it off. It's a shit time to be moving anyway! Just hoover round what's there and apologise, I think people will understand!

@BioBins yes they have bought the house but will be selling it on, so I'm enabling/doing the viewings on their behalf until we move out

Check and see if the developers give you anything if it sells within 3-6 months. Our developers gave us £500 because our house sold within 6 months. It might be worth your while to tidy up.

Definitely check your part-ex agreement, in addition to the cash incentive, they often have clauses about facilitating viewings as well as the condition you leave the house in.

£500 is not worth it if you’re exhausted. Your mental health is more important! If you can, the absolutely try but don’t put too much pressure on yourself.

Well, at least it's showing people a realistic view of the house when it's been lived in! Its probably not as bad as you think. I've viewed some truly awful houses, so as long as there's not a random man asleep in one of the rooms, or beer cans in the bathtub, it'll be fine.

They are viewing the house, not judging it.

All the cleaning in the world won't change room sizes, kitchen units, space in the kitchen etc.

Just keep it in a state you're not embarrassed by and don't worry.

I’m sure you don’t want strangers to see your house in a state and that’s one reason for trying to be clean and tidy for viewings.

Given the proximity to your moving, just say you’re packing, apologise for the mess and carry on. It’s more important you’re packed and ready to move into your new place and maintain your job

If possible, can you book some holiday time to pack/move/unpack? Will make life a bit less stressful for you.

You’re moving in less than 2 weeks, people can come back for second viewings after you’re gone. Just leave the place clean

My first buyer on one of my houses fell through and it went up again. By then I had started packing. The house was clean and I tried to shove stuff out of the way (in the corner in an open plan house). It was snapped up!

You can only do what you can do. If you are not receiving a cut of the proceeds then the developer should be pleased you are letting anyone in.

I very much doubt it would put people off as you are moving!

If you get no financial reward from a quick sale in your agreement just do the bare minimum.

Presumably it was nice for the sake brochure photos so people know what it can look like!

Just leave it. A serious buyer can look past clutter and a floor that needs a vacuum. Surely part of the compromise in taking a lower amount than you could get selling privately as part exchange is that you don’t have to faff about selling on the builder’s behalf.

Another vote for just leave it. We part exchanged too. The EA selling on behalf of the developer assumed we'd carry out viewings ourselves, and silly us didn't question it. After 2 cancelled viewings at the last minute (one where I was driving home from work, having arranged to leave early), I told them I could no longer accommodate any viewings personally and they would need to be carried out by an EA representative.
Oh, and it never sold!

Get the name of the person viewing. Just in case it is a work acquaintance you want to put on a front for! Otherwise go for it.
I viewed a house under these circumstances. It wasn't the fact she didn't clean the en suite that put me off, it was the actual structure of the house / odd shaped dining room / other stuff unrelated to current occupier.
