To refuse inspection due to covid

Am I allowed to refuse a rental inspection due to covid?
I'm almost 36 weeks pregnant, and my OH is on the CEV list due to immunosuppressive therapy.

Weve not had an inspection for over a year, due to covid, we have notice to be out by end of February and now suddenly they want to do an inspection next week.

Even though, I had already informed them yesterday (separate issue, works unable to be carried out) that I had been in and out of hospital with pregnancy complications / monitoring of baby, and waiting on whether I needed an early delivery via csection.
Should know tomorrow a definite plan.

Aibu to refuse access for an inspection, in light of everything going on with the baby, and our vulnerability in terms of catching covid.
We aren't having family visit the house, so I certainly don't feel comfortable letting strangers in to inspect the house!

YANBU to refuse an inspection at this time.
For either your husband being EV or your pregnancy.
I would say your husband being EV is enough but you could say you have to self isolate for 2 weeks before your c-section

In all honesty they are wanting to sort the mould issue out now, as it will affect whatever they are doing with the property (selling?)

Stressed.. A little.
Don't they say having a baby and moving house are the two most stressful things in life, and both are happening within weeks of each other! 😂

refuse, they can only enforce with a court order which isn't happening at the moment anyway.

you are leaving anyway. Sane landlords don't take a reference from the previous landlord, but from the one before so I wouldn't worry about that.

The law is flexible on this point, even with utility inspections. You are entitled to refuse access, and they are not permitted to harass you over this. Have a look at the Shelter website or contact them for help.

I’d want them to do the inspection especially if you have a gas boiler!! Do you have a co2 monitor?

Yes we have a co2 monitor.
We had gas electric earlier in the year.
This is purely just to look at the house, no gas or electric bits.

You don't need a CO monitor for gas appliances. In law they are only required for solid fuel burners.

I'd refuse. Even without your added complications I would not want to risk my partner catching Covid and being unable to be with me during labour for the sake of a 10 minute rental inspection. They can wait.
