To buy a house near the North Circular

Posting here shamlessly for traffic.

I am a single woman looking to buy a house in north of the river. I currently own a flat in South London. My budget is up to about £625k.

I do not require loads of room, as it's just me, but I do need good transport links as my work takes me all over the city and South East. So somewhere like Enfield is probably out.

I have been looking at the Bounds Green area, but I am concerned about being so close to the North Circular for noise / pollution reasons. Is it really so bad up there?

Are there any other areas that I should consider? I think I am priced out of most places, sadly.

Any help much appreciated!

Brilliant, thank you everyone. That is extremely helpful. I will definitely look into some of those areas. I am pleased to see that my initial impressions of BG are right! *@DelphiniumBlue* that is exactly the kind of area I thought it was, and it appears to be the place where my money can go furthest without compromising on transport!

It is this kind of place that I am looking at, but was worried about its 406 proximity:

I am sad to be leaving South London, but sadly family ties call me north.

That house looks really nice but it is v close to the North Circular. I would look a bit more in Bounds Green but further from the North Circular.

Bounds Green is mostly lovely. The problem with that particular house is that accessing that road and a few of the roads parallel to it is a nightmare, by car it can only be done via the westbound 406 which can be backed up for miles and make it very onerous especially if when you head out you actually want to go eastbound!

Just the other side of the N circ there's this one which is in a proper residential estate

That is a lovely house in a very quiet street.
You might want to look on the other side of Brownlow road, the area near Myddleton Road has a nice vibe, Myddleton road has nicer shops and a market and is a little more lively. The houses are slightly smaller on the whole and it is nearer Bowes Park and Ally Pally, and puts Wood green Primark into walking distance. However you would probably hear the trains.

Have you visited any of the roads at all to see how noisy it is etc? I live close to a major road in London but don't hear the traffic from it. Decent size house and garden tho!
Most domestic vehicles are exempt from the ULEZ (TfL website has all the details). The congestion charge extension isn't happening as the discussion on funding for TfL was sorted out the other week. It's all political as the Tories don't like London having a Labour mayor.

Cricklewood has lovely friendly neighbourhoods, brilliant transport links and is a stones throw from Hampstead

I don't find going eastbound an issue. But there are currently LTNs in place affecting many areas including this one.
Personally I think the palmers Green house doesn't have the advantage of good tube access, which would rule it out for me.

Whoever said Bounds Green is rough must be confusing it with Wood Green! Perfectly decent, not trendy or “aspirational” exactly, but quiet and with good amenities and excellent transport links (underground, overground and on loads of bus routes). Traffic noise from that stretch of the A406 isn’t bad actually - a relative lives in one of the streets off it and you really don’t notice it. I’d avoid being right by the junction of the A406 and A110 though, as that bit is quite polluted due to all the cars stopping at the lights.

OP -NB - did you not see the small size of the house you like on Evesham Rd. ?
It is only 84sq.m. - so really expensive for the size anyway.

I think that house is super expensive OP.

I also live near the North Circular - about five / ten minutes walk. We don't hear it and to be honest do not know it is there most of the time.

Highams Park is a lovely area, and I think cheaper.

for that much, you could buy a 2 bed flat in West Hampstead which has incredibly good transport links (Jubilee line, Thameslink to Gatwick / City / Luton & Overground).
