AIBU to ask how much this will cost?

DH and I are buying a wreck of a house. It's a 3 bed, 1930s semi detached, approx. 110sqm. It needs:

  • hip to gable loft extension for one master and one bathroom
  • 3/4m ground floor extension to create a 7m x 5.5m kitchen dining room
  • new kitchen
  • two new bathrooms (inc. the loft one mentioned above)
  • one downstairs loo and basin
  • rewiring throughout
  • installation of central heating throughout
  • new utility to be built next door to kitchen, with cabinets
  • complete renovation of all rooms (i.e, back to brick, new plaster and paint in all rooms)
  • new flooring (wood downstairs, carpet upstairs).
  • new windows throughout

I know some costs can spiral (e.g. a kitchen could cost £5k - £50k), but we're not fancy (or wealthy...) so would be going middle of the range for most things. For reference, it's in South East London.

AIBU to think this is doable for £200,000?

It's hopefully possible as long as you don't pick high end items I guess.

I think you need to get some building quotes and start a spreadsheet. Don't forget to include VAT and fitting costs.
I paid about £5k for a basic bathroom refit (no changes to plumbing layout etc) quite a few years ago. Likewise, the boiler replacement cost about £4-5k although that included the removal of old water tanks as I changed it to a combi. The biggest proportion of the boiler cost was the hire of scaffolding which cost a small fortune for a couple of days!!
If you're going to do it all at once then you'll need to do some careful budgetting and project management.
You also need to work out what the house is worth investing in. There's no point spending £200k on it if you wouldn't get your costs back on resale.

I speak from no knowledge other than just recently having had work done and my immediate thought was at least £200k but I think it could be the loft extension that tips you over. Have you factored in costs for living elsewhere as it seems like major work? As the pp said, you need to get the detailed quotes in and then work out if it’s worth it. Even something like decorating ended up being more expensive as by the time we’d lived with building work, we couldn’t be bothered to do it ourselves so added in a decorator. Things that should have been simple weren’t (eg needing more steels than thought and having to adapt plans) or our central heating system needing fixing after adding radiators.

We're doing something similar at the moment but without the loft and it's coming to around £190,000. That's with us doing some bits ourself and choosing mid range products.

In terms of the ultimate value of the house if we do it, I’d expect it to be worth £1.3, or thereabouts. I’m not really doing it to make money, rather than to have a house we love that works for us (obviously I don’t want it to be obscene either).

Sounds like it’s doable from what you’re all saying, so long as we get a good contractor and keep our eyes closely focused on the spreadsheet.

Thankfully we have a friend who we can rent from at a cheaper rate than market whilst the work is carried out, which I’m unbelievably grateful for..!

@littleone7 how long will the build have taken in total?

Hope I can be of some help having done many of these!

50k -

10-20K - new kitchen

Fittings from 1k to unlimited! Presumably the labour costs for the loft bath will be within the loft quote

  • two new bathrooms (inc. the loft one mentioned above)
  • one downstairs loo and basin

3K - rewiring throughout

5K - installation of central heating throughout

  • new utility to be built next door to kitchen, with cabinets

Painting is labour intensive, if you are not doing it yourself I would expect around £500 a room, plastering including a ceiling around 1K a room

  • complete renovation of all rooms (i.e, back to brick, new plaster and paint in all rooms)

Wooden flooring around £1000 a room, carpet around £500 a room

  • new flooring (wood downstairs, carpet upstairs).

5K - new windows throughout

I've added up. Middle of the road fittings I'd go for approx 210k
