Anyone just put their house OTM

Sorry clearly posting for traffic.

Anyone put their house on the market in the last week or so?

We put ours on just under a week ago and haven't had a sniff of interest. It's in a v desireable village, period, extremely well turned out, new kitchen etc. only downside is it's 4 houses in from busy main road but this street is always popular regardless. Price sensible actually would have been comfortable with a little less and was suprised when agent suggested this but think it's around average for house/location.

I know I know we're in lockdown but we were convinced by the agent to put it on, we'd had the pics done a few days before they announced it and things that aren't as nice, right on the main road, have languished for ages etc. have all sold recently so we went for it.

And before anyone says we're taking advantage of a situation, we're not, we were actaully planning to put it on in April/May and were halfway through a massive but necessary DIY project when lockdown was annoucned. Finally managed to get it all finished last month and we're moving due to relocating.

Just wanting see if there's anyone else out there in similar boat. We sold our old much less desireable property in the middle of the last recession and had more interest than this in this amount of time!

WithGusto2 I always recommend getting 3 local agents to give you a val and always go for the middle ground with the agent you prefer. Its good that you have a local agent though. No chain would certainly be more desirable but its more to do with price. If you get that right you get the people in.

When you do get the viewers in see if they agent can find out even if the person doesn't want to offer what price they'd put on it compared to others they have seen. You get the cheeky sods sometimes coming in with ridiculous amounts but most are pretty far. Gives you an indication of what people are thinking.

Like I said the market is strong still but I'd expect it to quite down as we approach Christmas then usually picks up again into the New Year.

Ive watch rightmove pretty much every other day for about the last three years in our area which is regarded as a nice area.

Nothing has shifted here in about the last six weeks. And similar has happened for the last two.

The market starts to shift again in February and this start to shift quickly until about April / May time with houses going on the market and then off within a few days and then it steadily declines through the summer months.

The big attraction here are the schools and i think this definitely explains the timing. People moving in want to do so over the summer to avoid as much disruption as possible.

So i wouldnt panic about a lack of viewings now. Its just a reflection on the time of year. Even the best houses on the best streets at a good price are currently not shifting here. Nor would i expect them to, regardless of the pandemic situation. It will pick up in the new year.

House prices are awfully low atm I would wait. I just saw a house I almost bought in 2017 on the market again for the same price and it’s been reburbished!
I suspect my house has gone down a little in value. Luckily I love it and bought outright so I’m not losing anything really.

Thanks @LittleLadyCece I might give it until the end of the lockdown at this price see if anything’s doing in the week once it’s lifted.

If not I’ll take it off and relaunch just before new year reduced with no onward chain and perhaps a different pic of the outside - I’m not overly pleased with this, it is difficult because of the position and hedging but the photographer was a bit of a dick and we didn’t want to have him back!!!

I’d give it a bit of time. Where I live, it’s a mixed bag- houses just come on the market sold within 2 days, some a couple of weeks, some months. Sometimes people just realise they shouldn’t gone for a certain house with hindsight.

Ours went on the market this week and no viewings booked yet. It's a bit of an odd time what with lockdown and Christmas looming but we've already moved out of our house so no sense in waiting until the spring or whenever when it's stood empty and costing us money every month.

Fingers crossed.

Not a flaming sausage @GreenOwlBlue will call agents for an update on Mon.

We’ve decided to do a bit of further ‘shuzzing’ to the outside. Have that re-shot and give it a week once the lockdown has lifted. If nothing doing we’ll take it off and put it back on between Xmas and new year at 20k less. I know we’ll go back on in the same position on Rightmove listings but it won’t say reduced then at least.

Hope so @GreenOwlBlue although annoyingly we’ve just discovered our property’s been missed off a couple of Rightmove property alert emails?!? I have 2 set up that our property should have pulled through in and we haven’t been through and cross referenced and every new property that fit my alert has come through on email bar ours. Bit gutted actually, I know it’s only small, but I certainly use those alerts for the place we’re relocating to.

@LittleLadyCece just piggy backing your experience again! Do you have any idea on the above? Agents closed today so can’t chase till tomorrow - thanks loads!

What kind of marketing is your agent using; do they include flinkd?

Rightmove searches are really random. The house opposite is on the market and didn’t appear when I searched for it. Presumably email alerts are the same.

The l only properties that have actually sold near me were priced to sell or accepted offers.

I thought that @VinylDetective which is why I shrugged it off at the beginning of the week. But I’ve put my alert parameters into the app and all the ones that had been added last week I’ve then had a corresponding alert email about, bar mine and one other that was added on the same day - the other two that were added on that day came through though. Random

I've had to sell mine twice recently (buyer pulled out the first time) and as long as the price is right, you should get viewers. I had lots (my issue is that the pics were nicer than the property, so harder to get them to buy in once they'd actually viewed)!

It could just be awkward timing, however. Most houses sell Feb-June. We've noticed far few coming on here, and those that do staying on for longer.

I'd be super realistic about the price. I suspect some agents overprice to get you in the first place.

Ours is going OTM tomorrow. The estate agent has warned us that the bottom end of the market is starting to go a bit quiet (as the stamp duty holiday is less valuable to those buyers) but still busy where we are close to the £500k mark and over.

When we sold last our agent said rightmove gets most hits on Boxing day, then there's a flurry of sales agreed in Jan/Feb. Easter is also popular for viewings because of the long weekend and being able to have a good look in daylight. Then a third peak in September/early October (post summer hols and people wanting to move before Christmas). So you probably need to wait a bit if your house is appropriately priced.

Our next door neighbour's house sold in 5 weeks. He put it up for sale in August. He did drop the price once (wanted to release funds quickly) but probably could have waited it out. It didn't qualify for stamp duty exemption so that wasn't a factor.

Selling prices do seem to have dropped notably (albeit not drastically) in the last couple of years though. Friends are selling their house now. 3 years ago we tried to buy one 3 doors down on the market for 775k. Got into a three way bidding war and lost out. Friends had moved to London and were renting their house here. We offered 775k if they wanted to sell to us but they declined. It's now finally up for sale - originally for 750 and now dropped to 725. They said yesterday they wish they'd accepted our offer but we have since moved!

Sorry for the late reply WithGusto2 my advice would be that if you are considering reducing anyway do it now rather than wait to come back after the New Year. With a reduction you go straight back to the top of Rightmove as a premium listing.

I wouldnt bother coming back in the new year as like someone else said people do remember. I've had a few people from viewings ask why properties have come back on.

As an estate agent if people ask me why people have reduced the reason I give is that the sellers wanted to test the market to see how the get on given market conditions. Theres really no sense in coming off now and then recoming back on.

Now are the last few weeks to get in before the stamp duty holiday finishes however it wouldn't surprise me if the government extend it.
