I'm posting here for traffic as I need some help. I'm at my wits end with my letting agent. Nearly a month ago I reported problems with my heating and extreme condensation.

After 2 weeks of reporting the issues I escalated it with them as no one had contacted me. A contractor came out, took some photos and said they'd refer it on. Nothing happened for nearly another week despite me chasing for an update. They then said my landlord needed a second quote and sent out another contractor to have a look who turned out again to not know what they were on about and referred it on.

I managed to find my landlord and they advised that they never required a second quote and had approved work as a matter of urgency so both the landlord and I have been lied to.

Cut to now and we've had 3 contractors inspect the property. The last one has found that the heating is not working in the entire place and on top of that the parts required to fix the condensation can't seem to be found. We have been without heating for nearly a month and there is no fix in sight. I've shouted and pleaded with the letting agent to escalate the situation and fix it as there is now damp in my home, despite me using a tumble dryer to avoid having to hang out washing and make the situation worse. I can't leave my windows open as it's too cold and now my baby is ill due to prolonged exposure to the cold.

Any advice would be appreciated. Sorry to rant but I'm so frustrated and wondering if I'm within my rights to cancel my tenancy agreement and move to a place which does have heating as I can't risk our health anymore and they don't seem to care but happily take my rent.

Contact The Private Housing Standards (or Environmental Health dept) at your local council. They can take enforcement action if necessary.Especially if there is significant harm to health.

If you want to leave - you can- but you may still be liable for rent depending on whether you are in a fixed term contract. If you are then you can agree with your landlord to end the tenancy early.

If you are on a periodic contract you can give notice and not be liable for any further rent.

Your legal relationship is with the LL not the agency so you are within your rights to deal directly with the LL to reach an amicable solution
