Please help me find a place to rent with this budget

Hello mumsnetters,

We are looking for a place to rent next year. DH will be working near London bridge. DS1 (3yo) and DD1 (1yo). Is there anything realistic with a budget of 2500 to 3000 in Zone 2.
We looked at Battersea but I am not sure if we would get something decent for that. Schools are a big factor.

Is there a reason it needs to be in zone 2? Plenty of direct train lines into London Bridge with not too long a commute....

Could you be less vague perhaps.

What do you mean by schools will be a big factor? What sorr of school are you looking for? What sort of property are you looking for? Which parts of zone 2 do you want to focus on?

South east London is still very affordable in comparison to south west. Easy commute into London Bridge. Look at honour oak/Forrest hill. Not as fancy as Dulwich but find an area you love then see how close you can get.

Outside of London then Sevenoaks/tunbridge wells very east into London Bridge good state and private schools.

@toptables I can’t comment on schools as my DS is only 5 months but I live in Bexley (zone 5) and it’s 25-30 mins into London Bridge.

Most of south east london will have direct trains from Coulsdon/Croydon anti clock wise round to the Thames (Greenwich etc)

East Dulwich is zone 2 with direct train to London Bridge. It’s a lovely place to live with kids. Can’t comment on schools as we moved from the area before they started school but there were several good ones at the time.

Blackheath is gorgeous and v easy Jubilee Line to London Bridge, loads of excellent schools both private snd state, lovely village, lots of Regency houses, and huge Heath plus Greenwich Park, the most beautiful park in London. Often called the Chelsea of South London!

Do you want a two bed flat or a 3/4 bed house with garden? Do you need parking or have to be able to walk to the station.

When you say you want to close to London Bridge is it for quick/ easy commuting, because your DH is working long hours? If yes you need to consider the safety of the area early morning / late night for you all. It's extremely normal for people working in London Bridge to live a very long way outside London. Pros and cons as properties walking distance to a direct station will cost a lot more and the train ticket can be expensive further outside the London zones.

Bermondsey you'd get a flat for sure, is it ideal, well it really depends. What type of place do you live in now? In what type of area??

You need to look at the area and then click and research the nearest state schools and any private schools.

I don't live in the area anymore, but previous suggestions are good; forest hill, East Dulwich, Blackheath etc, plenty available for your budget
