To dread giving my landlord notice - my rights?

I am about to become a home owner for the first time (very exciting!) and will need to give one month's notice to my landlord as I am renting currently.

I am thinking it is getting cold and we are on a circuit breaker here, so it doesn't suit to be going out every other evening while viewings are happening. I'm dreading the thought of telling them.

Does anyone have any info or have any info on what my rights will be as a tenant when it comes to the landlord arranging viewings? will I be able to limit it to certain evenings and time slots etc?

I last did this about 5 years ago.

Also agree with this (unless you have family you could crash with if anything went wrong with the sale):

I’d personally give the month's notice when you have the keys.

Give notice when you exchange, not when you complete. Total waste of money to wait until you complete to give notice.

I read your post properly a second time @SoloMummy.

So you are thinking I simply take the keys for the new property but dont move in yet? Slowly furnish the new property over a period time? I suppose as long as have the basics in the new place that means I dont need to rush or stress myself out too much

As per @solomummys suggestion You would need to pay a month without living there but the risk OP of not doing it that way could be stressful if the sale falls though. Don’t want to be a negative nancy and I’m sure all will be well, but if anything goes wrong you don’t have a safety net of somewhere to stay

To be clear, if you wait until completion to give notice, you could be left paying for almost two month's rent to pay after you've moved out if they dates don't align nicely.

If you can afford a month with mortgage and rent I'd not give your notice until you own the new place OP. You could also then just move out over a week or so and say to the landlord he can do viewings after that week

Yes I see what you mean. I would rather spend the money on new furniture but I also need to think about the logistics.

So @DrivingMo if I give notice on Nov 28th that should be fine surely?

If you gave notice on 28th Nov, your expiry date would be after the next full rental period.

So assuming it’s 1st -31st, you would vacate on 31st December.

Check to see what your rental period is on your tenancy agreement. It can make a huge difference.

I'm in your position and have just given my own notice. I've decided that I'll allow viewings if I'm at work but only if I'm not in the house anyway. I work full time and variable shifts so there will be plenty of time for them. But I'm not letting it inconvenience me. I also complete 2 weeks before my end of tenancy so there will be time when I'm out before others move in

What date did your tenancy start? You should give your notice the day before that. So, if you moved in to your rental on the 12th you should give notice on the 11th. Then you'll stay for one month and one day. If you give notice on the 13th, you need to stay for almost two months.

As others have said, you don't have to allow viewings. You also may find that, given it is a rental and in a good area, the estate agent may not do viewings until the property is vacant anyway. I have just handed the notice in for my rental and all they wanted to do was take up to date pictures and do a video tour.
