To wonder why new builds are so overpriced?

Been browsing properties as wife and I are hoping to get on the property ladder within the next few months. We've looked at new builds using help to buy and the government equity loan. They just seem so overpriced! For example, this property - no proper garden, not much space, little character on for £629K. Its so overpriced for similar older houses on the market.

That’s an outrageous price.
Most new builds I’ve seen are terribly built. All wood and plasterboard.

My new build has a bus stop at the end of the estate and one across thr road to go in the opposite direction. Buses are every ten minutes. There’s a garage with Spar five minutes walk away and a Tesco express five minutes in the other direction. There a bigger row of shops ten minutes walk away, with hairdressers, fish and chips, post office, take away, chemist, barbers, kebab shop, another takeaway, general store, florist and electronics shop.

There’s a primary school on the estate. Big supermarkets are a five minute drive away and include Sainsbury’s, Tesco, M&S Food.

It is really on the London border, right? So price makes sense to me.

The thing I don't like about new builds now is so few have enough parking the streets end up looking like multi-storey car parks. People overpay for houses that are done to the nines to see 20+ cars out every window.
