To tell the estate agents I'm not happy with them and will go elsewhere if need be?

I'm selling a property after the death of a parent (their actual home) and was advised the property should be added for 260k, the other estate agent said 250k and lowest said 220k. The estate agents I went with, with the highest but with the most helpful, pragmatic approach to the sale were wonderful in the beginning, a large nationwide chain. They have now added the listing, missing photos, no floor plan and when I got an offer in the very beginning almost 30k less, they put a lot of pressure on to sell it. There's work to be done but other than the usual places that need a complete refurbishment (kitchen and bathroom), it's mainly decoration and flooring.

I've highlighted the fact that if buyers can't see the floorplan, all of the photos, etc. it won't help. They then had the talk to suggest that the offer that was significantly under was more reasonable. I've looked at local prices and comparatively, it was very unreasonable and I'd expect to see perhaps no more than 15/20k less than asking since a reasonably well maintained equivalent sold for 270k recently.

The signage for the sale was taken and they weren't bothered saying it's done it's job in 2 weeks, I can only go by what they are saying but didn't think this was correct, I could drive by on the off chance and be really interested. Their attitude is now effectively the whole sucking sound you get from a mechanic when something is too much work/it'll cost you and it's as if they think IABU.

AIBU to expect they just put in the effort to sell it? Is this a tactic they use to now get a quick sale and I've been stitched up like a kipper?

Is it Black Horse? They always priced £10k over the going rate when I worked in EA. The independants 'price to sell', so the seller at the local going rate for that type of property and so get offers close to or at asking price quickly . That way properties don't linger & everyone is happy. No photos is really poor. People won't want to view if they can't get a visual idea. Floor plans are only helpful if you already have planning permission to improve it and that's a selling point so they see how it could look once done.

Estate agents will know the kinds of house that require asking price and the kinds of house they can get deals on. People who are selling their parents old house are more likely to take a deal than someone who is climbing the property ladder. They know this. The chances are there is part of you that wants to take the offer so you can draw a line under this and move on. Estate agents know this, it's likely they even told the buyers that you would take a deal. If I were you I would find a new agent and tell them from the start that you are in no rush and as you are not buying the stamp duty deal doesn't apply to you so you will be waiting for the right price. You could even send a friend in as a "buyer" and see what the agent says to them. I once viewed a house where the agent repeatedly commented on how the decor could be updated and improved, I was angry on behalf of the buyers. Their reasoning (I imagine) was that they could then get me to offer £10k below asking and feedback to seller that I offered this because I felt it needed work. They would get their 1% and that's all they care about.

They're salespeople. Don't trust them.

I've just bought a similar property to what you're describing.

It was price, position, structure for me.

With a dilapidated kitchen and bathroom - I'll do it myself to my taste.
Not worth your bucks.

However having it tidy, totally bare of personal effects and clean is very good. A cleared garden also good. Newly painted front also.

But seriously bad of your estate agents not to have a floor plan up on line. Do they not also have a link to map/local schools etc?
