Or at the very least very localised?

I'm in SW London & in the last month or so almost every 5th house in my area has been put up for sale, some for prices that made me question whether we should do the same. Except now they are getting reduced by 25k plus (houses look pretty much the same) and are still sitting on the market. Plus for many who bought after 2015 the prices are only about 50k higher which once you factor in stamp duty/work is not great. Just me?

Some stats were released by I think Rightmove today and records sales around the UK, minus London where it’s still at 2019 figures, prices and time on market.

If they are in identical condition with identical plots /layout then it’s unlikely they will go for that differential. Putting your house on low is an excellent selling ploy, folks come to see it in their droves and then a bidding war starts, the two properties will find their price, which if identical will be similar.

Crazy here in West Midlands.

Ours went to a bidding war ended up 35k over asking within 2 days going on the market. Found it very hard to find a house as anything half decent was sold within hours of going on the market too!

Bonkers here in NW.

Lost two bids in last month and have just offered tbh an OTT asking price because we like the house, can have room to grow and things are getting snapped up.

We’re in full knowledge that come April we’ll probably be in negative equity for a while, but it’s academic if the house is right and you don’t need to move, I guess.

Real sellers market here in Yorkshire - ours went in on Rightmove on Saturday, and had accepted full asking price on Tuesday. Can we find a house to buy? Can we buggery.

I live in Staffordshire,commutable to London and Birmingham,houses are selling in a few days and there are loads coming onto the market.

I think it's people leaving London, now they can WFH they want to be elsewhere.
I do think it's hotted up in our maice rural area, had 2 people knock the door and ask if we're thinking of selling since lockdown eased. People want to live where we are as it's a popular walking route. we often get door knockers asking, but ruth is we couldn't afford to buy anywhere else (smallest property in the road)

I am in the Highlands and houses are flying off at crazy prices. People are offering way way over the asking price up here just now.
It’s worrying actually that it is pricing locals out of the market.

4 or 5 houses in our road (home counties) have sold since lockdown, most at higher prices than anything similar has sold for previously. One was on for 300k more than any other similar houses have sold for and it had a sold sign up in less than a week.

@Saz12 would you be willing to drop a hint where this was, I'm at the "posh" end of Clacks and houses are selling very fast here but no idea what they're actually going for? Or makes me feel a bit panicky actually, our house is an "investment" property but we haven't finished renovating by a long shot so can't move yet and haven't decided where to go next...

We’re in SE London and things are flying. There’s two flats in our block which have minimal outside space (just little balconies) that went within days. They definitely weren’t cheap either!

We’re looking to move more towards Kent next year and anything nice around there is going very quickly as well.

70 minute commute to London from here (midlands) and houses are being snapped up. Of the 5 sold in my village within the last 10 days, 3 are buyers from London.
My DD is trying to buy her first place in another area, middle sized town, and has lost two properties already by buyers upping their offers over the asking price.

I’ve been on the market since February and had one viewing! On for £330k in Northamptonshire. It’s a lovely house and not over-priced. Are houses selling in the lower or upper price brackets?

we're in our 30s so nowhere near retirement (unfortunately) with lots of yrs to work & likely different work places. I'd be reluctant to move too far & potentially face long commutes in our future plus we're both Londoners so have other reasons to stay. Would love more space though!

if the London market is stalled but Londoners are buying up all the country homes, something doesn't add up?

Wbeezer we’re opposite direction to you! The house we missed out on was sold by a friend-of-a-friend, hence I know what the offer they accepted was! However, how many of the huge offers actually go through remains to be seen: I imagine a lot of buyers will regret the amounts, or face employment uncertainty and mortgage offers withdrawn etc.
