House purchase

Before anyone says anything, I am well aware that you can't make this decision for us but it is a significant jump in mortgage and i just want to check we haven't missed anything.

Pros: double garage, private garden, 5 bedrooms, 2 en suite, large kitchen diner, utility, study, quiet road - no through road, close to school and school friends.

Cons: master smaller than our current master bedroom. No real scope for improvement. Views not as good as from our current house.

I don't believe we will get everything we want in our budget anyway and if we wait we will be priced out of this area. We have a buyer for ours.

Seems like a nice residential estate for families. The fifth bedroom is really not a bedroom, I would offer on the house as though it was a four bedroom house. But of course depends on high fast houses are selling in your location. Go for it and good luck with your purchase.

I'm not sure of the prices in that area as I live in the Midlands.
But the bedrooms do seem quite small. The only room to me with the wow factor is the kitchen. The rest of the house seems very ordinary. Not sure if you need 5 bedrooms, but i wouldn't pay that much for that house.
But its all just opinions.
You can get 5 bedroom houses with bigger bedrooms, en suites, massive drives, out building and several acres of land by me for less, and the houses look more impressive from the outside. But i don't know much about local catchment areas and how much of an affect that has locally to me either.
And i like something with a little more uniqueness too. But again, we're all different.

Looks like a perfectly nice house to me! The bedrooms are still a reasonable size and the garden has been done well. The decor is a bit bland / naff but that’s very easily fixed.

Your pros list sounds more compelling than your cons list to me.

3 bed bungalows go for £500k around here. It is ridiculous but this is well priced.

Tbe fifth bedroom would be my study as a I WFH and tbe down stairs study will be a toy room and when the kids are older a snug/ game room. I am determined to keep Xboxes out of bedrooms!!

We have a 4yr old DDand 5 year old Ds. My mum comes to stay a lot so a good spare is handy.

Agree the decor is a bit rubbish.

The decor is bland but at least it is neutral so easy to live with whilst you put your own stamp on it. The bedrooms are small, think I would prefer four larger bedrooms. I don’t really like the kitchen, the garden has been done very nicely though.

I always look at these house prices in horror, brand new builds in our small Scottish town of this size are £330k and everyone thinks this is so expensive 🤣
Looks a lovely house but Bed 4/5 are very small if you plan to use as bedrooms.

Sometimes I wish we didn't live here! 😂 but we are close to London and major kind airports, we can get to the ferry port in 15 mins (always feel smug coming off the ferry) , we get lots of sunshine. Husbands family is from here. He is still in the Navy. Limited choice of houses on the market. We have been to see lots.

The bedrooms aren't really that small when you are stood in them 😂

If we go up to the next town we can only get a semi detached and much smaller for the same price.

Go back the other way to Portsmouth and too close to in laws and further away from station - I sometimes work in London. Plus the area is worse and I just don't like it!

I do particularly like the layout, really practical. Looks like a nice estate, you say schools are ok. The only thing I can think of is will there be sufficient transport when children become more independent and as all the children on the estate grow up and acquire cars will the on street parking be adequate (bitter experience Sad looking at a large van right now Grin ) However you can't live for what might happen...

The ones I have linked are 70/80k less for the sake of a boxroom and have downstairs study. Personally think it’s a stretch saying it’s 5 bed and justifying the price.

It’s a “nice” house but nothing startling. You will however know yourself if it’s good value for the area and suits your needs. For me though, the small bedrooms and lack of built in wardrobes would be an issue. The decor is bland but that can be easily sorted and made lovely. The garden is beautiful though and the double garage a good feature.

The bedrooms are tiny. The only thing that makes it stand out is the kitchen/diner. The two SBT has posted are much nicer, particularly the first one.

The one at £510 is literally on top of the neighbour. I really wouldn't want to be that close and the other doesn't give much more space than we have at the moment.

The problem we have is that at the moment we have a large play room in our current house which I also trying to re create.

Will ponds be an issue for your children, at least two of the houses have ponds. My son bought a lovely home with a little ornate pond and his dog lay in it, eventually picking up an expensive infection.
The first house is a bit bland but a cynic might say the others were prepared for sale and it wasn't. Two reception rooms are important for you as one can be a playroom. First house has a good back garden, the bathrooms and kitchens in the others are more impressive. I'd like a larger utility room than the first house has, it's the same size as the wc. The first house has been photographed very poorly using a camera with a filthy sensor so that doesn't help. Like many others I'm shocked at the prices and what you get for it.

The house we like does have a small pond but it really isn't very deep and has one of those nets over it. Kids are 4&5. One does have a larger pond and if we bought a house like that we would have it filled in.
