AIBU to not want a bath?

Twelve years ago we had our bath taken out and a high quality shower cubicle installed. The room is fully tiled. It also enabled us to put a loo in the bathroom (there’s already a loo in an adjacent room)

It is still immaculate as we’ve maintained it well and replaced the shower head and unit as needed.

House now on the market, it’s a 3 bed semi In a quiet cul de sac and would appeal to a couple wanting a family home to bring up their kids. It’s had plenty of viewings (been on the market 5 weeks) but no offers and several people have mentioned the lack of a bath as a problem.

Of course we are looking for a new home ourselves, but we fully accept we will have to do at least some work on any new house to make it right for us, including changing a bath to a shower room. We’ve had a plumber round to our current house tonight and it would cost 2k to reverse the conversion and the work would take a week. We intend to make this info available to potential purchasers and would therefore fully expect them to knock this amount off any offer. Our agent, however, thinks people won’t want the upheaval of the work and might ask us to install it ourselves as a condition of sale. What do you all think?

YABU = Just put a bath in, and get on with it

YANBU = Leave it as it is, you’re panicking

Daughter currently house hunting, family with 3 children, won't even view a house with no bath!

Dandelionz · 16/09/2020 07:57

My DD has showered eve since she couldn't fit in the baby bath anymore, so wouldn't bother me. She is 4 now.

Dandelionz · 16/09/2020 07:59

it was also a great playtime for the kids and they’d all play for a good half hour while I either cleaned the bathroom or sat on the loo chatting. You can’t do that with a shower.

You can, my DD is happy to play in the shower with her toys for way longer than half an hour if you let her. I often sit on the loo and chat with her.

Ive just bought a house and I'm not fussy at all but one of my few prerequisites was that it must have a bath. Having said that, in your position I wouldnt do the work- I'd just accept that I'd have fewer people interested. Depends how eager you are to sell, I suppose.

Milkshake7489 · 02/11/2020 18:48

I wouldn't buy a house without a bath unless I had to (maybe if the housing market was really limited).

I know it sounds lazy but the idea of organising renovations and dealing with the disruption of workmen just really puts me off...

Hopefully I'm in the minority and your house sells soon!

TheGoogleMum · 02/11/2020 19:03

My 1 year old screams if we try and get her in the shower so I wouldn't buy somewhere without a bath! I think it could work if the kids were older though? It'll appeal to someone but less people so depends how quickly you need the sale I guess

Maldivesdream · 02/11/2020 19:14

If your house is really nice you might get away with it.

I personally like a bath and I agree if you have kids that are small a bath is more easier.

SeaShells31 · 02/11/2020 19:18

When we bought our first home I was pregnant with our first baby and the house only had a shower, no bath. We got it for a really good price as it was a repossession. The first thing we did was put a bath in. We recently moved and now we have 2 kids it would have definitely put me off this time if the house had no bath.

Cam2020 · 02/11/2020 19:37

An family of older children might not care about a bath but a family with young ones might be put off. People are really fussy when it comes to buying a house and for good reason, obviously, given the amount of money involved. Everyone's tick list is different. I wouldn't rush to change anything.

Joswis · 02/11/2020 19:39

I spent a YEAR looking for a house with the bathroom in a specific location. I might have been a little more accepting of a house without a bath as long as the bathroom was in the right place, but I'd go for one with the basics in already if they were available. I guess really it depends if it's a buyers or a sellers market.

I know for a fact that I need to have a new kitchen put into my house before I will be able to sell it.

CheshireDing · 02/11/2020 19:41

This thread was back in August so let’s hope the house has sold by now 😀

Mistymonday · 02/11/2020 19:49

I wouldn’t choose a house without a bath no, unless it was exceptional in other ways (i.e. not just another semi) and that justified the hassle.

keeprocking · 02/11/2020 19:52

I wouldn't even view a house with no bath, certainly I think that families prefer a bath and even in my 70s I love a bath. Personally I'd do the work now.

GlowingOrb · 02/11/2020 19:56

Everyone in our family is old enough for showers now, but I would still want a bath. I take at least a couple of baths a week in my oversized bathtub. It was one of my few must-haves when selecting my current home.

If you are marketing to families with young children, our in the tub. Little ones take baths not showers. If you are marketing to older families, I’d say it’s 50-50.

Iloveacurry · 02/11/2020 19:57

I’d prefer a bath, but your house wouldn’t put me off. You mentioned your bathroom was done 12 years ago so I would assume the buyer might want to update it at some point. So no, I don’t think you should replace it.

flaviaritt · 02/11/2020 20:00

I’d never buy a house without a bath. Too much bother.

AlwaysLatte · 02/11/2020 20:03

I would just stick one in asap. You don't have to buy a top of the range one, just something smart and functional.

Lulu1919 · 02/11/2020 20:35

If the rest of the house ticked all my boxes I'd prob make an offer taking into account a new bathroom as I wouldn't want a home with no bath ...we are in our 50s no children at home but we just love a bath !!!

StripeyDeckchair · 02/11/2020 20:41

Baths are SO over rated
I would do exactly as you did in any new house - bath out, new, large shower installed.
