To thinks it's bloody stupid that estate agents are only letting cash buyers, or people under offer view properties?

Surely this will just slow the market until it almost sizes up? Or is not happening everywhere?

We’ve instructed that anyone can view our property. I’m not paying my wanky EA to make decisions for me.

We’ve been put off viewings because EA’s have said you can only view until proceed-able ie; sold. Ours is for sale and we’re receiving viewings.

Funnily enough those properties haven’t sold 🤔

May get my brother to call anonymously to see what they say to him...

What on earth is the point of that? If you try to make an offer, youll be asked to provide proof of your situation. Then it'll come out that you have lied. No vendor will want to deal with you once that comes to light. And even if they do, they would be quite mad to take their house off the market for a buyer who isn't even up for sale, so will probably sell to someone else in the meantime anyway.

When I wanted to move house a few years ago, I viewed five houses in a day and instructed the estate agents that were arranging the viewing that i would use them to sell our property. We are in london and we sold within a week. The estate agent had double incentive to keep it all moving as they were getting double commission from our sale and the sale of the place we bought. Worked well for me!!

We've done it both ways. It was far less stressful to find the house we wanted to buy then sell ours quickly. We've always had very bog standard houses that always sell at a standard price, so if you price just below you sell very quickly plus we maintain our houses well so have been able to sell in a week or less, usually a day or two. The time we did it the other way round our poor buyer had to wait ages for us to find somewhere.
