My neighbours in the adjoining property have had their extension redone, they informed me about 2 weeks before the work that they were having their kitchen renovated. Told me there would be no changes to the roof and that it won’t effect me.
It’s been knocked down and rebuilt (except the shared wall). Their roofer has piled tiles on my side without my permission, and some of mine have broken.
I’m also concerned that their roofer has taken up a line of tiles on my roof, I also suspect that they’ve had the wall removed between the back of the house and extension, and an RSJ installed into the party wall. I’ve noticed some hefty cracks on my side of wall since they’ve had the work done.
There is no party wall agreement in place but don’t feel that they’re approachable given that they weren’t completely honest about the extent of the works.

Whether they are approachable or not you need to go round and talk to them as a first step, or go straight to building regs but I think you need to be really open about this and be upfront. You have don’t nothing wrong.

Also contact You house insurance they maybe able to help

Hmm, they've been a bit sneaky but that's no reason not to talk to them about it.

They've not lied (ie - they're not changing the roof line), but that haven't been explicit - if they had been explicit you could have expected the roof tiles (which aren't a big deal imo). The biggest issue here is the cracks that have appeared in your wall - you have to tell them so that they pay for it to be fixed!

You definitely need to talk to them first. Explain that the work has caused cracking to your side and that some of your roof tiles have been broken. See what they say. If they are not helpful/ apologetic/ giving resolution you can involve your insurers and building control.

If they took the whole roof off and left the wall exposed or rebuilt the back wall up to the boundary they probably breached the Party Wall Act if they didn't engage with you. In any case most of it is done - talk to them, let them know you're worried they've caused some minor damage, you've heard about the PW Act and see what they say. Any argument with you (lawyers, surveyors etc.) would cost way more than sorting out typical damage issues. Hopefully they'll engage positively. Some people are sneaky and others just crack on without thinking.

If they don't engage, find a PW surveyor to talk to. Just the thought of that can gee them up.
