To be so clueless about London

I've lived in London for most of my life, mostly north of the river. Post-childhood, in variety of mostly unsatisfactory places, either very small and up loads of stairs and in a decent neighbourhood or with more space but in middle of effing nowhere. In the other cities that I've lived in, both in the UK and abroad (US, Berlin, Cape Town) everything about housing has been much easier!

We're looking to move house from a small 3 bed house in Shepherd's Bush (which we own) to anywhere in West/S Weat London or maybe even Metroland sort of suburbia, provided DH can get in to the Tottenham Court Road/ Holborn area within 45 mins, ideally in 30 mins. I need to commute twice a week to Oxford and accept that might take a couple of hours driving, but still need to be on west side of city, OR within easy reach of Paddington.

What we're looking to find is a big garden, 80 foot + (ideally more) and not very narrow. (Not the sort of 16 foot skinny but long garden you get with some Victorian terraced houses.) Three bedrooms would be OK, four would be better. Not too many stairs (DM stays with us a lot and has mobility problems). Maybe a flat in a big house?

We have a child in reception and a toddler, so also keen to find somewhere with good primary schools. (The reception child currently goes to a private school so that's an option, but would prefer state.) Most of all, a good sense of community. Where we lie now is relatively expensive but basically a triangle of four streets of small Victorian cottages bounded by a massive shopping mall and a main road, and the population is totally transient.

We would ideally spend under 2m but could spend up to 2.5, which I realise is a large budget (much larger than we have had before). That's why my cluelessness astonishes me. We inherited some money and thought we would be able to move somewhere we really liked, given that we were going to spend twice as much money on a house. But I am failing to identify anywhere! The main areas I've been looking at are the Alphabet Streets in Fulham (but gardens small), East Putney (ditto) Queen's Park (but schools seem rubbish and nice houses are getting out of our price range), and Ealing (lovely houses but area seems pretty soulless and centre is grim).

People of Mumsnet, I am truly grateful for ideas. Tell me about where you live, if you love it.

Does it have to be west London? Your money would go further in other parts of London. As you are finding out, even your budget doesn't stretch that far in London.

I’ve lived all over London- from Leyton to Little Venice to Uxbridge.... if you wanted to get “out” of town, you could try the end of the metropolitan line- Rickmansworth is very pretty and family friendly, if a wee bit “Pooterish”. Handy for Marylebone though.

If you want to stay in town, you might think about Chiswick, though trains can be a bugger... your money would go far in Kensal or off Harrow Road and if you pick a good street/ close enough to Little Venice, you’re basically in the Maida Vale triangle and close to Paddington. Some good schools and very not good schools. That said it is still very much coming up...

NW... What about Hampstead? Probably a big flat rather than a house but youd have the Heath, so who cares about the garden?
Transport not ideal though...

Hope that’s sparked some ideas- I’ve lived all of these places and loved them all. Pre children though (gosh long before come to think... ), so am afraid can’t say too much re: schools!

Do you want to stay in London. The Chiltern train route from Marylebone takes you up to Buckinghamshire and Oxfordshire. The furthest north you could probably do with the time commute you want is probably Bicester (train takes about 40 minutes) and there is a direct train line from Bicester to Oxford.

Somewhere just off the M40. Notting hill area? Harrow? Though for that money I’d want a nice part of Kensington.

. It’s one thing to have 2.5 mil to buy a house. It’s another to think you’re in some kind of dilemma with not having enough to get what you want.

I'd look in Clapham Old Town. Gardens seem to be bigger around there. Quick journey into West End on the Northern Line and a hop over to Paddington from the British Rail station. Loads of lovely places within your price range.

Places like Gerrard's Cross and Beaconsfield on the Chiltern line are probably in your budget.

This is on at £2.75 but you’d probably get it for £2.5.
It’s a nice part of London, gardens are decent size compare not to Alphabet Sts in Fulham. Full of young families, lots of sports clubs, great schools etc. Another one close by on Herondale Ave at the same price but I prefer the first personally.

Pinner, Northwood, Rickmansworth, Amersham - all amazing properties for your budget! And easy access out to Oxford. Fast train into Marylebone/Baker Street for your husband

Go on right move, put in your budget and select the map view icon. You’ll be able to see the areas within your budget, and the range of properties.

Do research online, look at local forums and Facebook pages. Take a drive to the area etc.

You are not clueless, you just haven’t put in the ground work.

Castelnau area in Barnes. It’s 45 minutes from Holborn in the tube including the walk to the station; similar to Paddington. Decent state schools, though the St Paul’s scandal at the local independent has probably reduced fees a fair bit. Great cheese shop, lots for kids to do.
