To move up north for a big but cheap house!

Just that really. I l live in Hertfordshire- south east and very expensive part of Uk. Budget is around £270,000 and around here that will get me a small 2 bed/ poss 3 bed. But have looked at properties in York which I know is lovely and the will get me a 4/5 bed with massive garden, playroom, utility etc!

Has anyone on here moved far from friends and family to get more value for money on a house? did you regret? I have a 2 year old so obviously it would be hard to not see grandparents and friends but other that that not sure what I would miss! I also work from home so wouldn't need to worry about that.

@stealm even tang hall is getting pricey now. Bell farm can still get you a bargain though there is a 3 bed terrace on at 160k which is nearly affordable for normal people but probably has rising damp like the rest of the estate!

You are so not being unreasonable. I’ve lived in the south all my life and hope my dc currently living in York stays there so we can move closer. I love it.

I really wished I’d considered it when we were younger.

A 4/5 bed house with a massive garden in York for £270,000? Are you sure? Check and make certain the area isn't vile, or that the house doesn't need major work, because York in not cheap.

I think it is disingenuous and not really in touch with house prices in the south east if you think you can get more for your money in the (real) Surrey Hills than East Cheshire. If you are comparing like with like so 3 bedroom property. A big reason for that is proximity to London and at present certain jobs are of greater frequency and choice in London.

That's not to say that the South East is always more expensive it isn't because as others have said it is about desirability but genuine Surrey Hills is very expensive. I don't really see how that is offensive it is just fact.

There are a few things to consider I think .York is a beautiful city but you are a long way from friends /family and London as well.Also the weather is colder /wetter ,and your heating bills will probably go up too .Maybe you could go up for say 6 months and rent somewhere ,sort of test the waters if you like?

There’s also Pocklington which is only 13 miles out of York.

First, York is less than 200 miles from Hertford, not 400. We lived in Hertford when our son was born, with family in Lancashire. A day trip was out of the question, but weekends worked well. Drive up on Friday, back down on Sunday. Traffic could be heavy, speculation bank holiday weekends, but you would be driving against the mass exodus out of London, so shouldn't be too bad. We moved up to Lancs 30 years ago, and love it. We have a 4bed house worthabout £250k, schools and colleges have been good, drinks a lot cheaper in bars, the countryside around York is stunning. It is whether you could cope away from your family.

I live in South Yorkshire and trying to move to West Yorkshire. A decent house in a nice area is at least £400k there and we're struggling to find something as anything cheaper flies off the market in days. We're in the process of selling my DP's tiny bungalow for £230k. Decent size garden but not a family sized home but it's in a good area so more expensive. My house is twice the size but worth half as much because of the area Hmm.

Any house you find for the price of the example you posted is likely to be in a bad area or too far out for a decent commute to work. The one you posted is nowhere near York. I've found that houses up towards York such as selby are cheaper than the area I'm looking in, but for me they aren't improving my commute (main reason I want to move) or are bang next to very busy main roads, motorways or badly rated schools.

If you are close to your family it might be better to stay closer than a few hours drive. I'm not particularly close to mine, yet a recent incident where I needed help immediately with my baby made me realise I should stay closer than I was intending to.

Where in West Yorkshire are you looking and what are you classing a decent house? I live in Leeds and there are plenty of houses that Cost less than that

I left the North 13 years ago. At that time, a small 3-bed ex-council terraced house with small garden was just shy of £200k.

Our house was re-sold 10 years later with a 33% increase in price.

This was Cheshire, but not the so-called 'golden triangle' and affected by the second runway.

Not cheap, by a long way.

@Goldenbear, of course parts of Surrey are more expensive than most of East Cheshire simply due to proximity to London. But that’s not to say that much of that area isn’t on a par price wise with much of the SE

A nice but not huge 4 bed
These are not the same area and not as expensive as large bits of Surrey or Herts but it’s not a cheap area. As I said, we moved away from there down to Sussex and we definitely got more for our money.

Unfortunately, the OP’s budget will not stretch to the nicer areas of most bits of the country.

Ha ha “the north” like it’s one town!! I live in Cheshire and average house prices here are £600 plus. For £270 you might get one bed flat. Cheaper houses near here are in rough areas! Or you have go really rural

Northern cities have good area and not so good areas too. That budget would not get you a big house in a good area in my Northern City. You may want to think about school catchment areas. Where I live all the good schools are in the pricey areas - that is why they are pricey.

The average house price in Cheshire is currently £230, 558, the average house price in Surrey is £539,000.

The fact is in Cheshire you can find a house to buy that is affordable in Surrey this is not the case.

I've got a 4 bed detached with big garden in a nice bit of east Yorkshire for less than 250k

BikeSkiRun Sorry to keep banging on about natural hazards, but this is the reason that the Beverley house @EwwSprouts has linked to is cheap- it’s right in the middle of a flood zone.
I don't think those two areas have ever flooded in living memory. For the part of the town that did flood they've chucked money at flood defences & for the villages to the east dredging the river Hull etc.

@Goldenbear, Cheshire is 50% larger than Surrey, so it covers a much wider area. If you included 50% of a neighbouring county, then the difference wouldn't be so stark.

£270,000 isn't going to get you a 4/5 bed house in York unless it's a not v nice area in York. Where I live is probably cheaper than York but you wouldn't get a 4 bed here for that price full stop.

@claireb707 - did you buy recently? House prices have surprised me, 3 bed, unextended semi at the end of my (fine but not Bishy Road!) street on the east side of York is on the market for £250000

It's all relative and subjective though, isn't it? I know people who think they live in a nice area but I wouldn't say so. Also what is a "big" garden is relative.

I live in a "nice" bit of Yorkshire but our 3 bed house with a "big" garden is worth at least £325K and hopefully more once we add a bedroom on.

Yes, but Cheshire goes all the way down to Crewe. A very different place to live from Wilmslow or Hale. You can get a house in Farnham for under 250k but that’s doesn’t mean that’s a desirable area to move to. Likewise, houses in Stevenage and lots of areas of Kent. So there are areas of the SE where you can spend well under 300k. There’s definitely more of those areas in the North but my point is simply that the nice areas are very expensive everywhere.
