Silly question I’m sure but I’m looking up infomation on who owns a house. If I request the info from land registry do they let the owner know someone has requested the infomation?

I can’t imagine they would no. It’s not that person’s private information. They certainly don’t have the resources to notify someone every tome a search is done on their property.

I'm signed up to the Land Registry and every six months I get an email saying no one has accessed my record in the past six months.

It used to be (no idea if it still is) the first sign someone may be planning a sting.

That’s what I’m worried about. I could really use them not knowing I’ve requested the information. I’d rather they didn’t get an email as they’ll know it’s me.

You can literally create an email for this purpose and do it that way. It won't tell them what card has been used. They can't trace it back to you. It's £3 per title. Or ask a friend to do it in their name if you want to be extra careful. I look up deeds for work all the time.

I’m pretty definite they don’t. I work for a property developer and I use land regi all the time and I’m sure it doesn’t notify anyone. I have used it to do a few personal ones for my parents to check covenants etc and they have never received any notifications that their property has had a search on it.

I have a house presently for sale. The Estate agent has a copy from land registry and I was not notified they had requested a copy

When you create an account you can use any name you wish.

I think OP means that if the owner gets any notification they will know it was her.

I would ask the land registry directly OP - it may be that not everyone gets an email or it’s a service you have to sign up for or something.

Agree. A sting!

That's not how property ownership works. The closest you can get is gazumped, but that just leaves one pissed-off.

Unless its a beehive of course.

Dammit. I've worked in property law for decades I've never witnessed a sting.

Fraudsters target properties without a mortgage on them and raise finance on them.

But I expect the property you’re looking up was probably purchased sometime ago.

The house would have been purchased in the last 3 months. It’s my (Ex) husband who I think has bought a house and as we’re not yet divorced I would like to know.

I was trying to find out if my mams house was registered and tried to do it online. My sister then went on to land registry and it said someone had done a search but not who.

You can sign up for a service to see if anyone tries to access your records. It just tells you if someone has accessed not who they are. It’s to stop fraudulent transactions such as sales or remortgaging by someone who doesn’t own the property. It does happen in the uk and overseas.

How long ago did he buy the house? I work in conveyancing and if it was purchased fairly recently it may have not yet been updated. Applications are taking a lot longer at the minute than normal.

I'm signed up to the Land Registry and every six months I get an email saying no one has accessed my record in the past six months. That's presumably because you've specifically signed up to their "Property Alert" service. Unless someone's signed up to the service they won't get an email.

I hadn’t considered a delay to be honest. It’s not essential that I check very soon as the divorce is delayed, and there is a good chance I’m wrong, but I just have a feeling that he might have and just want to make sure I have all the information.

The land registry is really behind at the moment due to Covid, and the same recyour conveyancer. Your conveyancer will have protected your registration though, on completion, by doing a “priority search” which means no other applications can take priority over yours.

For those enquiring about strings, there were reports of individuals selling or "mortgaging" property that they didn't own. Not sure how it is done, but we were advised to register for notifications on a rental property, which was unmortgaged. We have been approached by rival letting agents when it is advertised for rental, they could only have found our address from LR, but we haven't been advised by land registry that they accessed our entry.
Because of the way the grounds of the development are registered , we do get notified when there is a transfer of ownership of a share of the grounds- not a name or property but the conveyancer details.

If it was only purchased within the last 3 months then it's highly likely that the register hasn't been updated yet. LR have a massive backlog at the moment, it could take up to a year to appear.
