AIBU to ask if you can felt over a leaking felt roof,

We are selling a house and the flat roof over the lounge/kitchen has started to leak. The flat roof is 12 years old. The roofer has suggested just felting over existing felt roof instead of removing old roof and replacing with a new one Is this a recognised method or just a bodge job?

We've just had two felt flat roofs replaced. New legislation means that you have to have insulation fitted when the roof is replaced so your builder is trying to get round this by doing a 'repair'. The wood underneath will already be rotten so it is a bodge job.

We had fibreglass roof covering as to include the insulation we would have had to amend the wooden roof frame, but the fibreglass is more flexible so the cost worked out the same. We have a 20 year guarantee on the roof covering.

The flat roof on our loft extension recently started leaking. The roofer has coated it in EPDM (?) rubber sealant as a cheaper option than redoing the entire roof. Says it should give us 3-5 yrs.

Yea, nah that’s a bodge. I worked as a rep in a builders merchants for a number of years, I’d recommend looking into a fibreglass flat roof replacement.

We are about to build an extension with a flat roof that DP intends to do himself. He’s researched and read non stop and arrived at the conclusion that fibreglass is the best way to go.

Sadly won’t let me have my longed for green roof!

Thank you all for your posts. They are all extremely helpful and very much appreciated. We have got another roofer coming to look at the job tomorrow, so we'll see what they come up with. It is a large flat roof, so likely to be a bit pricey. I intend to look at the fibreglass option mentioned by a number of posters too.
