Would you sacrifice downstairs loo for better kitchen layout?

We have an awkward shaped kitchen and quite a cramped downstairs loo right next to kitchen/back door.
We have 3 loos in house total, upstairs bathroom and an master en-suite.
We have 2 kids (10&7)

I am toying with the idea of sacrificing the toilet to gain some more kitchen space.

Thinking ahead to selling up in a couple of years, would having no downstairs loo in a 3 bed detached be a deal-breaker for you?

Have added a rough diagram of current kitchen.

nb. above the washer/dryer are more cubs, and we have worktops above these for microwave, toaster etc. This utility area is part of a garage conversion my prev owners.

We don't have downstairs loo in our big house. Dc 6 and 8. I don't notice it! It wasn't an issue with potty training- only 1 flight of stairs! They never had any accidents at home. It wouldn't be a deal breaker for me.

I'd keep it. So useful.

Also, you've already lost the garage, which will put some people off, so having an extra one downstairs could balance things out in terms of appeal.

I'd section off the toilet downstairs with a wall to the utility room, because it's gross having a toilet immediately off the kitchen and I wouldn't buy one like that.

Then take down the wall for the dining room and you've got a bigger kitchen/diner which more people would prefer.

Block off the downstairs loo for 2 weeks - that will help you decide if you think it's worth it or not.

Can the loo not go where the storage cupboard/ understairs is. Accessed off of hall?

Id like the toilet next to the utility room and i would like the kitchen and dining room open. Thats where I think you may gain the space.
Im not sure I would bother if you are thinking in the next few years??

I wouldn’t no. But my kids are 6 and 2. If they were older, possibly.

Frankly, having the toilet right by the kitchen like that would (and did when viewing houses) put me off more than not having a downstairs loo, since you already have 2 more upstairs.

I would see if there was somewhere I could move it to though, because they are pretty convenient.....

I've never had a downstairs loo, potty trained two children. Can you not move it to utility room? What's your budget?

I wouldn’t even bother seeing a house with no downstairs loo, you really don’t want to lose it.
