Do I pull out of house purchase.?

Purchasing a new property for our ever increasing family brood. Love the property, location and we have had an offer accepted on it. All going well until this morning when I was chatting ( within distance ) to a friend, Just general lockdown chitchat. She knew our house was on the market and asked how it was all going. I said we had accepted and offer and had placed one on another house. I then told her where it was. She didn’t say much but made her excuse and left rather quickly. She has just called me to say that she has to tell me as she thinks I should know but she knows the people selling the house we are after through a work collegue and they are moving as hey have the neighbours from hell !!!! The house is detached and is near the end of a cul de sac. The so called neighbours from hell are next door and she says that it has involved Police in the past. Apparently it has been going on for years. Loud parties. Damaging their property. Etc. It is the first we have heard. Nothing has been disclosed by the sellers. Not even in the form where it asks is there any issues. I would have thought police being involved would be an issue !!! What would you do ? I have called solicitor who isn’t in work but at home and not available. We are due to exchange by the end of the week and I don’t know the best way forward. I know there are two sides to every story etc. The sellers came across lovely though. Very quiet and in their 60’s. They said they were downsizing. Can we check somewhere of any incidents at the property ?

I've been following this and can understand it must be gutting to pull out at this stage. I think you are very lucky to have your friend tell you before moving there and having the neighbour back it up. I firmly believe in everything happens for a reason, I'm sure the next house you decide on will be even better.

You should have some recourse on the fees you've paid given their mon disclosure!

You've done the right thing, but then I'm sure you know that even though it's been painful ... I only hope the solicitors and estate agent will pass on to them exactly why you're pulling out

In many ways it's a shame for them too, stuck with a potentially unsaleable house but that's not your problem and anyway they shouldn't have lied about it

Your ILs are happy to have, and have room for, 8 of you at short notice? Plus it's lockdown where you aren't allowed to stay anywhere else overnight.

In theory perhaps, but in practice I doubt it
I'm no lawyer, but I believe that to do that you'd have to prove the deceit - and with the vendors lying like they breathe, no access to police or Council records and neighbours who probably wouldn't want to get involved in a lawsuit I wouldn't rate the chance of success very high

In any case, whatever OP's lost now would almost certainly have been eclipsed by what dreadful neighbours could have cost them in every way

You can if you need to move. That's an exemption.

Yes my PIL can accomadation us all. And yes we can move to theirs. Don’t know why I felt he need to address the silly comments but I will. My PIL own a farm with holiday lets. They are not in use at the moment for obviously reasons. We will delay completion until July , we are allowed to move out and move elsewhere this was all confirmed by solicitor. Thank you for all the other comments. I will sign off now but I do appreciate all your interest in this. Been a crap start to the week but will get through this.

Good for you! SO glad you pulled out of buying that place. It's a non-starter. Consider it a bullet dodged and a lesson learned.

@Highfivemum So hang on, because one of your neighbours see their friends a lot and have had two accidents, you're pulling out of the sale?!? Hmm

I'm sorry but I thought your concern was actual crime or loud parties? Not the number of friends a neighbour sees?!

I would knock on neighbours doors too. Drive past at different times of day and evening. The house next door knock on and ask them how the area is and see what they say!

My only concern about pulling out is that perhaps the sellers are quiet people who resent any busyness of family life and therefore complain about anything. Maybe the 'bad neighbours' are simply a busy, salt of the earth type family that are coming and going all the time which in a quiet cup de sac would be noticeable 🤷🏻‍♀️

This could be a blessing OP quite apart from your lucky escape.

If house prices drop, post-covid, you will get more for your money if you rent for a while, and you can take your time looking for an even better house as a cash buyer.

Our neighbours have just changed. Chatted to them a lot over the years, didn't socialise with them massively, but were sad when they left. Shocked to hear that the neighbours the other side were delighted to see them go and felt that they had made life difficult for years. No idea what that was about, other than the other neighbours are very quiet.

It’s awful for you Op so disappointing but once lockdown is over give your friend a big hug as she has been very decent and saved you from an even bigger annoyance.
