AIBU to not accept new tenants currently on furlough?

I am letting out a small flat in London and have received an asking price offer from a couple, the main earner is currently furloughed. AIBU not to accept their offer as I am worried that they will be made redundant and then not be able to pay the rent?

I am also, as I made clear up thread, not a residential landlord. I own a shed on an industrial estate, and it is let to a business. Fingers crossed, they will come through this, and I will give them time to catch up on the rent they can't afford now. I am not putting a family, any family, on the street.

So relieved we sold our BLT before Christmas because I don’t think I could ever kick someone out if they lost their job so YANBU best not to take that risk in the first place.

For thr poster who has said furlough is to prevent redundancy, of course it is, but only for a short period. It does not prevent it after it finishes.

Anyone still furloughed now needs to be concerned unless in the hospitality or beauty industry where there is a higher chance it will bounce back.

Normal industries still on furlough Ie digital marketing there is clearly a concern over increased risk of redundancy.

A lot of people currently on furlough are going to be made redundant.

You have a responsibility to current tenants, but not to potential tenants.

No way would I take them on in your position.

Just a small thought, but haven't the government banned evictions of anyone who finds themselves in arrears after Covid? I believe this refers to immediate evictions (not that they can be done immediately anyway) but there's no way of knowing how long they'll extend this protection

Something worth bearing in mind perhaps?

YANBU at all. Having been through the process of having to evict people from outr property, I would never risk something like that again, the stress and feeling of loss of control was horrendous.

You could ask for a guarantor. As a tenant claiming benefits I provided two guarantors and a reference from previous landlord.

People seems to forget a lot of landlords/ladies rely on tenants to pay their rent to cover their mortgages.

Oh no, I am very aware that tenants pay off landlords' mortgages. That said..An empty rental property doesn't pay any mortgage.

It depends. Depends on how long the flat has been empty and how long much interest you have had. Also depends on the industry they work in (eg if they work at an airport, unfortunately furlough probably means redundancy, if it's at a business that temporarily closed then prospects are better).

I think you have to just use your instincts.

But no, you're not being unreasonable to question whether it's the right thing to do. I'm a landlord and I'm more amenable to helping someone out if they've been renting my property for a few years and I know they are usually a good tenant, but not keen to get into that situation with someone who's only just moved in.

Not sure where you've got this from @Bluntness100. The hospitality industry is more or less fucked. This virus will be around for a while and who goes to a restaurant, bar or hotel to socially distance?! Beauty industry relies on volume, but now they will need to socially distance customers, so give gaps between customers. Many businesses will not be viable thanks to this.
