Estate agent lying to me?

CorinnaSinner · 27/03/2020 15:13

I viewed a house on Monday, it was empty (no one lives there) and the estate agent did not come in with me.

He told me 3 offers had been made and what they were.

I’ve since put in a higher offer and been told there’s actually loads of offers and all significantly higher than mine. Except since that Monday no one else would have viewed due to the stricter lockdown.

It's not advisable to move house now. The government has said that.

It will be almost impossible to complete this house purchase in any realistic timescale even if your offer were accepted.

We are likely to go into recession and for house prices to fall. If your income is secure you will be able to buy more cheaply later. We bought at the peak 2007 just before the global crash and it took over 10 years for our house price to recover to the price we paid - you don't want to make that mistake. If you are still getting paid concentrate on adding to your deposit while there is little to spend money on (if you're not getting paid you wouldn't be able to get a mortgage anyway - assuming you need one)

Walk away and you will be glad you did.

@CorinnaSinner I was listening to the news at 4 pm today and estate agents and banks are lobbying for a total shutdown of the housing market.

Unless you are a cash buyer and have no property to sell, you are not going to get a mortgage any time soon. The banks are being inundated with requests for mortgage holidays.

Nobody is saying it out loud yet, but if a lot of people lose their jobs and can't get a new one, then repossessions will be on the cards and house prices will go down.

Unless the house is seriously underpriced, I suspect there there are no other buyers, or a few naive people who currently have deeper pockets than you.

If you are not a cash buyer and able to keep hold of the property for a long time, walk away now.
