How much to offer? Land to extend my garden

Hi All,
The developer seems keen to sell the land behind my property, however they have said make an offer. I don't know how much to offer!!

As per image attached, the land would make quite a substantial garden extension.

Look at the current land value of the type of land. Work out your offer based on that.

Go back one last time and offer £1,200 + their costs. Worth a quick try. If they say no, you can agree the £1,500.

You need to get a property search done to check if there are any liabilities or restrictions on the land. They may be selling it to rid themselves of some responsibility.

£1500 is a steal. Average residential land price outside London is about £2.8M per hectare, so £1500 would buy you about 5sqm!

I was thinking £2k tops, so their offer of £1.5 + costs seems reasonable.

Still worth a cheeky counter offer though, I'd go back with £1k + costs.

Wow OP, that's huge and a bargain! Please make sure you have a solicitor carefully check there aren't any crazy covenants or obligations on it.

You could turn it into a garden where things grow and keep your current bit as a “room outside”, which it looks like what its presently used for.

It will make a wonderful garden, so have fun, but I can't understand why they didn't build a house on it in the first place. As pps have said, I would check very carefully about any covenants, or anything beneath the ground which meant that it could not be excavated for housebuilding.
Is that a canal alongside you? I would be concerned that it may be something to do with the construction of that (if it is a canal. If it's not a watercourse, ignore me.)
We have a small patch of land adjacent to us that I could buy if I wished, but it has a private drain running the length of it and I would not want to be responsible for this drain as it is old and has caused trouble in the past. I just give this as an example.

Bargain OP

Interesting that people mention covenants... I’m in a similar situation with wanting to buy a piece of land that has a covenant on it.

I don’t want to hijack your thread, OP, so if someone could point me in the direction of where I can find out more about covenants (specifically about land being retained for public and open space... although no one except me can get to it!), I’d be grateful!

@SirChable Are you part of a newish site? They all seem to have lots of covenants. The title deed should have anything listed, the land I’m looking at was supposed to be a park but this condition was discharged as a park was located elsewhere.
