To think builders should ask before removing slates /ridge tiles from my roof?

New neighbours next door are completely gutting and refurbishing their property. Fair enough.
The builders are only working on a Sat and evenings, which is a pita due to the noise but I know there’s give and take required in living in a terraced house.
This morning they start merrily taking ridge tiles off and replacing lead underneath etc. We had this replaced ourselves a few years ago and there’s nothing wrong with it.
Party Wall Act doesn’t seem to apply to roofs, but if it’s something that could affect our property in future surely we should have a say? We know nothing about the building company as we didn’t engage them, so where would we stand if they don’t do it properly?
Never see new neighbours. Met them once when they first bought.
AIBU to think it’s cheeky to start removing tiles and slates?

I did like our scaffolders tbh. Interesting array of tattoos Grin And one came out in hives after brushing against a pine Bush and warned me in case it was dangerous for toddler DS. But they can be twats so if I'm not directly contracting them I'm not having them in my garden.

@ProfessorHasturLaVista, I wonder if it might be worth asking for details of their public/third party insurance? You could gauge by their reaction whether this is likely to be an issue or not!

I'd also advise, if this is feasible, putting paper down in your loft space immediately beneath the bit of roof they've been working on. That would enable you to see if there's any water penetration or debris. And go in the loft with the light off and see if you can see daylight anywhere, that would show if they have left gaps.

Lol at the advert for a builder that's popped up on my phone app.

Yes, LakieLady we have made it clear we want notifications for work involving our property and I will ask for insurance documents. Good idea, thank you.

I would contact your insurance company. My dsis has had problems when neighbours in London built into the roof, have adjusted the roof, lowered ceilings etc.

They sent out a surveyor so the correct building permissions were in place, and the surveyor signed it off. By the way the neighbours were billed by the insurance company.

And no nobody had discussed it either

When I lived in an old terraced house, there was a low wall between the roofs, with lead flashing on either side. When doing work on one roof, there was no need to do anything to the adjacent roofs, unless the chimney stack was involved.

I can't picture this arrangement where one roof butts up directly to another. (scuttles off to look at pics of houses on Rightmove).

I still can’t believe they’re only working evenings and weekends!! That must be awful for you :(

LangSpartacusCleg · 29/02/2020 12:10

I am out of date but I am certain that the party wall act applies. They will have to pay for your surveyor if it does so call one to ask.

Pretty sure that reasonable working hours and disturbance still apply to them. Could you perhaps try a different person or department at the council to get a second opinion? Make it clear that it is professional building work, not DIY.

LakieLady it’s where the kitchen/dining rooms back on to each other if that makes sense? So a central ridge down what would have been the old coal houses and outhouses.

Coolcool I don’t normally mind but this is a total refurb and it’s going to take months to knock out all the walls they want and replaster and drill. Every. bloody. Saturday. Angry

It looks fucking awful Sad We had to let him put it back on as he’d already taken it off. It’s a shitty plastering job. Bollocks, now I’ll have to get own roofers back for advice. I did attach a photo but decided it’s probably not advisable.
Why can’t people just be reasonable .
