*sorry its a long one

We are top floor in high rise flats and the new neighbours under us bang all day, everyday (no exaggerating!) we have spoke to them and explained we have a young son who naps during the day.. Still no change, we've spoke to the housing office who advised they could be decorating but this sounds like their banging non stop definitely not decorating noise, we constantly ring the concierge and all he does is ring thier buzzer and this is the only time their quiet.. But literally is just for a brief minute whilst their buzzers going off.

We've just spent the night in A&E with ds who's very unwell and this is the first he's managed a decent sleep and every two seconds he gets disturbed. I'm at my wits end 😢

OP this would have annoyed me too! Poor you and poor baby. Hope he feels better soon.
If you knock on their door now and ask them about the noise, what would they say? Have you tried asking them what the banging is? I wonder what they could be up to! How old are they?

We've tried their Polish and don't understand a word we say, we both said if they were decorating we'd give them a bit of slack as we know how noisy we were at first but this is honestly like an hours worth of random banging several times a day and then we get relief and suddenly it starts as quick as it stopped. Partner assumed they were 30s possibly late 20s

If it's s rented flat check your contract. You will be entitled to something called 'quiet possession' or 'quiet enjoyment' of your flat.

Contact your landlord and complain.

I'm sure they understood, my neighbour above pretends she can't speak English to anyone who isn't a friend or relative. It gets rid of people who might be official or impose. Ring your Council's environment dept & log dates & times. Any tenant has a legal 24/7 right to 'quiet enjoyment' of their property. Loud disturbing noise is not "OK if it's before 10pm" as a rather dim ex LL once said to me.

We had a similar issue when we first moved in. Downstairs were stomping around and slamming doors etc all day and at ridiculous times such as 2 am. Our housing officer had a word after we had tried speaking to them and it turns out they didn't realise noise travelled up as well as down; they just thought we were being a bit precious about a little noise. Luckily, our housing officer heard how bad it was and could tell them as such. Touch wood, no major issues since.

My housing officer advised me to cut them some slack because they could be decorating, we've also been advised to call the concierge and get them up to witness the noise themselves.. Its such a pity this is all going on because between this we've had druggies chapping our door at all times mistaken us for our neighbour (the dealer), we've had police peeking through our letter box looking for him as well. My partners been threatened and we pay almost 500 quid a month to stay in utter misery

@Redwinestillfine I don't want to move our house is amazing, we have it so homely and just how we like it I'd be gutted having to start all over again but if need be then I guess I'd have no choice
